About Oleo

OLEO targets a different audience from most new builds in Fuengirola. No compact holiday studios, but large homes: the smallest apartment in our data has 2 bedrooms and 120 m² built, and every home comes with at least 2 parking spaces. According to the project information, the development has 44 homes and is located in Carvajal, on the eastern side of Fuengirola towards Benalmádena. Prices in our data range from €725,000 to €1,099,000.

Our data lists five homes, all with sea views. With 2 bedrooms you can choose between a 146 m² ground-floor apartment with a 58 m² terrace for €725,000, the same type on the first floor with a 49 m² terrace for €748,000, or a 120 m² penthouse on the seventh floor for €835,000. With 3 bedrooms you pay €1,049,000 for a 188 m² apartment with 3 bathrooms, or €1,099,000 for the 166 m² penthouse with a 77 m² terrace and 3 parking spaces.

The communal areas are extensive and geared more towards a residence than a resort. There is a reception with concierge, a heated indoor pool, an outdoor pool with sauna and changing rooms, a gym, a coworking space, a social room and an outdoor terrace with fireplace. A panoramic lift and parcel lockers make day-to-day life easy. The development is under construction and completion is planned for October 2028.

Location

Carvajal and Torreblanca form the quiet eastern flank of Fuengirola, on the border with Benalmádena. It is a residential area with apartment blocks on the hillside, a wide beachfront promenade and a stop on the coastal railway line to Málaga and the airport. The development sits at around 22 metres above sea level. According to the project information, the beach is 100 metres away. Our measurement based on the map location gives a longer walk to Playa de Torreblanca, so we check the exact distance on site. Los Boliches and Sohail castle are a few kilometres away.

In daily life: a Covirán supermarket is a 9-minute walk away. You can reach Fuengirola centre in 9 minutes by car, Benalmádena marina in 16. Torrequebrada golf course is 12 minutes away. Hospital Vithas Xanit International is 13 minutes away, a bilingual private school in Benalmádena 14. Málaga airport is 27 minutes away, Málaga city centre 30.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Homes and finishes

The finishes are at the upper end of the market. The kitchens are fully fitted with Miele appliances, floors and walls get large-format tiles, and the bathrooms are delivered with vanity unit, mirror and shower screen. There is ducted air conditioning, and an aerothermal system provides hot water and underfloor heating throughout the home. All the homes in our data have energy rating B. We check the specifications and the bank guarantee and, with completion two years away, the payment schedule too.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Oleo through Privé.

Our honest verdict on Oleo

Strengths

  • Sea views from every home in our data, even on the ground floor.

  • Concierge, indoor pool and sauna: comfort for those who also live here in winter.
  • Price per m² 3% below the Fuengirola new-build median.
  • Train link to Málaga and the airport in the neighbourhood.

Points to consider

  • Completion not until October 2028, 24 months against a median of 14.
  • Distance to the beach: 100 metres according to the project information, our measurement comes out higher.
  • High entry price: around €819,400 all in for the cheapest home.
  • The third bedroom costs €324,000 more.
  • Sources mention 42 or 44 homes; ask for the current list.

Who is Oleo right for?

OLEO suits buyers who really want to live in Fuengirola or spend long winters here, and who value space and service more than a low entry price. If you have two cars or often have visitors, the extra parking spaces are a real plus. Less suitable for anyone looking for a quick rental investment or wanting the keys within the year.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Oleo

Is Fuengirola a good place to spend the winter?

Fuengirola is one of the most popular places for international buyers to spend the winter: everything stays open and the train takes you to Málaga. OLEO plays to this with a heated indoor pool, sauna and concierge.

How far is OLEO from the beach?

The project information mentions 100 metres. Our measurement based on the map location gives a longer walk to Playa de Torreblanca. We check the exact location during a visit.

How many parking spaces do you get at OLEO?

Every home in our data has at least 2 parking spaces. The 3-bedroom penthouse gets 3. Every home also comes with a storage room.

When will OLEO be completed?

Completion is planned for October 2028. Until then you pay in instalments, and we check that every payment is covered by a bank guarantee or insurance.

Do I pay more if I buy Oleo through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Oleo, that adds up to around 13.0%.
