About Blue Marine

A four-bedroom family home with sea views for under half a million euros: you rarely come across that any more in this corner of the Costa del Sol. Blue Marine lies in Punta Chullera, a hilly stretch of coast in the west of Manilva, right by the border with the province of Cádiz. The home we discuss here is for sale at €465,000 and is due to be ready in December 2026.

It is a ground-floor townhouse with 4 bedrooms and 3 bathrooms. According to the data we received, it has 163 m² built area, 125 m² usable area and a 36 m² terrace. The home has an energy rating of B and comes with a parking space. The complex is gated, with a communal pool and a gym. The project description also mentions an infinity pool and a clubhouse with spa. There are also 3-bedroom homes in the project, but our overview currently shows only this one home with a price.

One thing we want to be upfront about. Another property portal shows exactly the same price and the same 4 bedrooms, but calls the home an apartment and lists 125 m² built. That difference matters, because it determines what you pay per m². We request the building plans and the official floor area for you before you sign anything.

Blue Marine in figures

On paper this is one of the sharpest prices for a new build in Manilva. At €2,853 per m², Blue Marine is 26% below the median of the 11 new developments in the municipality (€3,880) and even 6% below the average asking price of resale homes in Manilva (€3,043, Idealista, September 2026). That comparison does rely on 163 m² built; if the home turns out smaller, the price per m² rises accordingly. Allow for a total cost of around €525,480: €46,500 VAT, €5,580 stamp duty, €2,800 notary and €5,600 lawyer, together some 13% on top of the purchase price. Completion is planned in about 2 months, whereas the median in Manilva is 8 months. Outdoor space is limited: the terrace is 22% of the living area.

Location

Punta Chullera is the westernmost stretch of coast in the province of Málaga. Here you are between the port of La Duquesa and Sotogrande, which is already in the province of Cádiz. The area is quieter than the centre of Sabinillas and consists mainly of complexes on a slope above the coast road. The project sits at around 107 metres above sea level, which explains the sea views but also means you take the car to the beach. Golf lovers have several courses within reach in the wider area.

For everyday life you depend on the car here. Playa de la Chullera is a 9-minute drive, Eroski 10 minutes. You reach Sotogrande's port in 10 minutes and La Duquesa's in 13. Estepona hospital is a 20-minute drive, Estepona centre 25. Gibraltar airport is 33 minutes away, Málaga airport 81 minutes.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:03 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Blue Marine sits at around 107 metres above sea level.

The home is listed with sea views, which makes sense given the project's elevation. How wide that view is from a ground floor is something we check on site, along with the orientation, which is not stated in the data.

Homes and finishes

According to the project description, the homes come with a fully fitted kitchen, air conditioning and an aerothermal system that heats, cools and provides hot water efficiently. That fits with the B energy rating. Beyond that, the description gives little detail on materials. With a home this close to completion, we inspect the site ourselves: the finish of the terrace and façade, the drainage, how the climate control works and whether the floor area on the plan matches what has been built. At the provisional handover we go through the home with you and note any defects.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Blue Marine through Privé.

Our honest verdict on Blue Marine

Strengths

  • Four bedrooms and three bathrooms for €465,000, plenty of room for a family.
  • Price per m² 26% below the median for new builds in Manilva.
  • Completion planned for December 2026, so little wait for your keys.
  • Sea views thanks to the elevated position on the Punta Chullera hillside.
  • Gated complex with pool, gym and energy rating B.

Points to consider

  • Floor area and property type differ between sources; we request the official plans.
  • Beach and supermarket are not within walking distance; you need a car.
  • A 36 m² terrace is modest for a four-bedroom home.
  • There is no show home; you decide on the basis of plans and a site visit.
  • The hospital is a 20-minute drive away, in Estepona.

Who is Blue Marine right for?

Blue Marine suits families or groups of friends who want plenty of beds on a limited budget and do not mind taking the car for every little errand. The location is also practical if you often fly via Gibraltar. If you want a home from which you can walk to the baker's or the beach in the morning, you are better off looking in Sabinillas or around the port of La Duquesa.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Frequently asked questions about Blue Marine

Is Manilva a good place to live?

If you are looking for peace and quiet by the sea, certainly. Manilva is smaller and quieter than Estepona or Marbella. In Punta Chullera, though, you live outside the town centre, so you depend on the car for shops, the beach and restaurants.

When will Blue Marine be completed?

Completion is scheduled for December 2026. With new builds in Spain, that can slip by a few months. We monitor construction and check that the certificate of occupancy is in place before you sign the deed.

How much does a home at Blue Marine cost, all in?

For the €465,000 home, with VAT, stamp duty, notary and lawyer you arrive at around €525,480. That is some 13% extra. Any mortgage costs come on top.

How far is Blue Marine from Sotogrande?

The port of Sotogrande is about a 10-minute drive. So you live in the province of Málaga, but have Sotogrande's restaurants, golf courses and marina close by.

Do I pay more if I buy Blue Marine through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Blue Marine, that adds up to around 13.0%.
