About Vesta Mare

A four-minute walk to the sand. That is Vesta Mare's strongest selling point, and it explains the price straight away. The development is in Castillo de la Duquesa, Manilva's old coastal hamlet around La Duquesa castle, and is one of the few new developments in the municipality that genuinely borders the beach area. In total there will be 145 homes across three buildings, with 1 to 4 bedrooms.

Our overview includes 9 homes, from €435,000 to €1,315,000. The smallest apartment has 1 bedroom, 70 m² and an 11 m² terrace on the third floor, with sea views. Families are more likely to look at the 4-bedroom homes of 161 m²: ground floor for €860,000 or first floor for €900,000. The penthouses are on the fifth floor; the largest has 4 bedrooms, 169 m² and a 59 m² terrace for €1,315,000. Seven of the nine homes have sea views.

What sets this development apart is the history of the land. Roman remains were found during the works. They are being preserved and will have a place in a small interpretation centre, open to residents and visitors. There will also be an infinity pool with sea views, a children's pool, a central square with gardens, an indoor gym and a multi-purpose room for coworking or parties.

Location

Castillo de la Duquesa is the historic heart of the Manilva coast. The castle gives the area its own character, with the beach right in front of it. The development sits at around 10 metres above sea level, close to the shoreline.

In daily life, it is the short distances you notice most. La Duquesa beach is a 4-minute walk, a Dia supermarket 8 minutes and the port also 8 minutes on foot. Sun, light and views

Here the sun rises at 7:03 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Vesta Mare sits at around 10 metres above sea level.

Seven of the nine homes in our overview are listed with sea views. According to the description, many homes look out on the sunrise over the sea; for each home we confirm the view and orientation.

Homes and finishes

Every home gets a home automation system to control the lighting and front door. The kitchens come with appliances, and the homes have heating and energy rating B. Solar panels supply electricity for the communal areas, which can keep service charges down. The living rooms open straight onto the terrace. Because this is a large off-plan development, we check the specifications for each home, the bank guarantees on your stage payments and the protection against salt and wind on the facades and terraces.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Vesta Mare through Privé.

Our honest verdict on Vesta Mare

Strengths

  • Beach a 4-minute walk and port an 8-minute walk away.
  • Supermarket an 8-minute walk away, so a car is not always needed.
  • Roman remains in a dedicated interpretation centre, a story few developments can tell.
  • Wide choice from 1 to 4 bedrooms, from €435,000.
  • Seven of the nine homes have sea views.

Points to consider

  • Price per m² is 64% above the Manilva new-build median.
  • Completion not until March 2029, a wait of more than two years.
  • Large development of 145 homes, so more neighbours and a busier pool.
  • Small terraces in the smaller apartments, from 11 m².
  • Archaeological remains can affect the schedule, so monitor construction closely.

Who is Vesta Mare right for?

Vesta Mare is made for those who want to use the beach every day and do everything on foot: breakfast at the port, a swim before lunch. It suits couples with a holiday home, but also families looking for a more spacious 4-bedroom home. If you want to move in soon or are focused on price per m², Manilva has cheaper new builds a little further from the sea.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Vesta Mare

How far is Vesta Mare from the beach?

Our route planner measures a 4-minute walk to La Duquesa beach. So the development is in the beach area of Castillo de la Duquesa, although it is not directly on the sand.

What happens to the Roman remains at Vesta Mare?

The Roman remains found on the site are being preserved and incorporated into an interpretation centre, which is open to residents and visitors.

Is Manilva a good place to live?

If you are looking for peace and a more affordable coast than Marbella, definitely. Around Castillo de la Duquesa you have the beach, port, restaurants and a supermarket within walking distance. For larger shops, you drive to Estepona.

When will Vesta Mare be completed?

Completion is scheduled for March 2029, so you are buying off-plan. We monitor construction and make sure your stage payments are covered by a bank guarantee.

Do I pay more if I buy Vesta Mare through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Vesta Mare, that adds up to around 13.0%.
