Houses and villas in Manilva

Manilva is where you still get relatively a lot of house for your money on the Costa del Sol. Around Puerto de la Duquesa and La Duquesa golf course, you will find townhouses and semi-detached villas in green urbanisations, a few minutes from the beach and marina. On the hills above the coast there are detached villas with views across the sea to Gibraltar and the African coast.

If you want to live in authentic Spanish surroundings, look at Manilva village itself, surrounded by vineyards, or Sabinillas, with town houses within walking distance of the promenade. Punta Chullera offers a quiet seaside location close to Casares.

Manilva is less suitable if you want to be close to Marbella, international schools or the airport: for schools you will drive towards Estepona or Sotogrande.

Prices and checks

According to idealista, the average asking price in Manilva was €3,043 per m² in September 2026, up 11.3% on a year earlier. That makes Manilva one of the most affordable coastal municipalities on the western Costa del Sol. Townhouses around Duquesa are the entry point, while sea-view villas on the hills are higher, but remain well below Marbella or Estepona levels. New builds are mainly on the hills; resale homes offer larger plots.

Check the legality of extensions and pool, the condition of roof and installations, and the urbanisation fees. With hillside homes, the access road is also worth checking.

Torn between a townhouse near the marina and a villa on the hill? We will set them side by side for you: what you gain in space and views, and what you give up in everyday convenience.
