About Blue View Heights
A townhouse with sea views in Manilva for under €400,000, and key-ready at that: you do not come across that often. Blue View Heights is a neighbourhood of 46 townhouses in four rows, with their façades facing the sea. The complex is all but sold out. Our data still show two homes: a 3-bedroom townhouse at €395,500 and a larger 4-bedroom version at €490,000.
Each home has its own garage, and there is also a separate area with storage rooms. The 3-bedroom home has 121 m² built and a 41 m² terrace, with 2 bathrooms. The 4-bedroom version has 155 m² built, a 55 m² terrace and 3 bathrooms. Both have an energy rating of B. According to the description, the homes face south-west, which in practice means afternoon sun and sunsets on the terrace.
Around the houses are Mediterranean gardens with footpaths and quiet spots that blend into the surrounding countryside. The communal facilities are generous for a complex of this size: a large pool, a residents' lounge, a spa and a gym. The whole complex is gated. So you are not buying a plan on paper here, but a finished street you can walk around before you decide.

Location
Punta Chullera lies at the far western end of the province of Málaga, right by the border with the province of Cádiz. It is a quiet stretch of coast made up mainly of residential urbanisations, with golf nearby and few high-rises. Blue View Heights is not on the beach but on the slope above it, at around 49 metres above sea level. That explains the sea views. Across the border lies Sotogrande, with its marina, polo fields and restaurants. In the other direction is the port of La Duquesa, with café terraces and a lively promenade.
For everyday life you need a car here. The nearest beach, Playa de la Chullera, is an 8-minute drive; on foot it is 55 minutes. You reach Sotogrande's port in 9 minutes and La Duquesa's in 12. La Duquesa Golf is 14 minutes away. Estepona hospital is 19 minutes away and Estepona centre 25. Gibraltar airport is 31 minutes away, Málaga airport 81 minutes.
We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views
Here the sun rises at 7:03 on 21 June and sets at 21:41, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Blue View Heights sits at around 49 metres above sea level.
Both available homes are listed with sea views, and the rows face the sea with a south-westerly orientation. How open the view is depends on the row; we look at that together with you on site.
Homes and finishes
The homes were completed with an energy rating of B, a private garage and terraces that connect to the living space. Beyond that, the available description gives few technical details on kitchen, climate control or flooring. As the houses are finished, that need not be a problem: you can see everything on site. With a key-ready townhouse, we check the drainage of the terrace and roof, how the air conditioning or heat pump works, any cracks in the façade after the first summer, and whether the garage stays dry after rain.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Blue View Heights through Privé.

Our honest verdict on Blue View Heights
Strengths
- Key-ready: you see the home, the street and the gardens before you sign.
- €3,215 per m², 17% below the median for new builds in Manilva.
- Private garage for each home plus extra storage rooms, rare for townhouses on the coast.
- Sea views and a south-westerly aspect, so sun until late in the day.
- Spa, gym and a large pool for a complex of 46 homes.
Points to consider
- The beach is an 8-minute drive; on foot it is 55 minutes.
- Only two homes left in our data, so no choice of row or position.
- For shops, the hospital and restaurants you depend entirely on the car.
- Few technical specifications available; a thorough on-site inspection is needed.
Who is Blue View Heights right for?
Blue View Heights suits families and couples who want space, appreciate a garage and are prepared to take the car for every errand. It is also a logical choice if you find Sotogrande appealing but do not want to pay Sotogrande prices. If you are looking for an apartment from which you can stroll to the beach in your slippers, you are better off looking in Sabinillas or around the port of La Duquesa.

Off market: what you will not find online
Not every property on the Costa del Sol ends up on a website.
Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Frequently asked questions about Blue View Heights
Is Manilva a good place to live?
If you are looking for peace and quiet, yes. Manilva is smaller-scale and more affordable than Estepona or Marbella, with its own port and golf courses. It is quiet in winter. From Blue View Heights, though, you do depend on the car.
Are the homes at Blue View Heights already finished?
Yes. The homes are key-ready and handovers have begun. You can view the available townhouses and move in straight after the notary, with no stage payments on a construction project.
How far is Sotogrande from Blue View Heights?
The port of Sotogrande is a 9-minute drive. That is closer than the port of La Duquesa, which is 12 minutes away. So for restaurants and the marina, you will often cross the border into Cádiz.
What does a townhouse at Blue View Heights cost, all in?
The 3-bedroom home costs €395,500. With VAT, stamp duty, notary and lawyer, you arrive at around €446,996, some 13% on top of the asking price.
Do I pay more if I buy Blue View Heights through Imagine Marbella?
No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.
What costs come on top of the price of a new-build home?
In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Blue View Heights, that adds up to around 13.0%.
