What is La Paloma 10?
La Paloma 10 is an exclusive enclave of just ten south-facing luxury villas in the quiet, established residential area of La Paloma de Manilva. The project was conceived as a prestigious private community that deliberately moves away from uniform urbanisations: each villa is an individually designed piece of architecture, sharing a refined, modern design language that ensures aesthetic harmony, privacy and lasting value. Developed by an experienced Swiss developer and designed by the internationally acclaimed architect Daniel Martín Ferrero, the project brings together Swiss precision and Mediterranean indoor-outdoor living.
Smart architecture
The architecture is all about the clever use of volume and an effortless lifestyle, not empty square metres. Double-height ceilings in the living areas bring in plenty of daylight and a real sense of space. The designer kitchen is integrated with a floating staircase, which opens up the ground floor. The living rooms flow seamlessly, on one level, onto covered dining terraces, the 10 x 4 metre private pool and the landscaped garden.
Every villa has four en-suite bedrooms, a fireplace, a basement, a storage room, a solarium, an inner courtyard, electric shutters, an alarm system and a garage. The complex has 24-hour security.
Prices and payment in October 2026
As of 26 October 2026, the available villa at La Paloma 10 is listed with us at €1,400,000, turnkey. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.
You pay €50,000 on reservation, 10% on signing the purchase contract, 40% during construction and the remaining 50% on completion. The project has a building licence; construction began in the first quarter of 2026 and completion is scheduled for the first quarter of 2027.
The location: La Paloma
La Paloma is a quiet, established residential area in Manilva, between Estepona and Sotogrande, with sea views. Shops, schools and the town centre are close by, as are the beaches of Manilva, Puerto de la Duquesa and the golf courses of Sotogrande and Estepona.
Living in Manilva
Manilva is the westernmost municipality on the Costa del Sol in the province of Málaga, between Casares and Sotogrande. The old village sits among the vineyards in the hills, while on the coast you'll find Sabinillas, with its beach and promenade, and Puerto de la Duquesa, with its marina and restaurants. La Duquesa golf course and the courses of Sotogrande and Estepona are close by.
Manilva is quieter and more affordable than the coast towards Marbella, yet easy to reach via the AP-7. Gibraltar is half an hour away and Málaga airport about an hour. Many new developments sit on the hillsides with wide sea views and, on a clear day, even views of Africa.
Buy in Manilva and you often get more space and better views for your money than further east. New builds are mainly around La Duquesa, Punta Chullera and the hills above Sabinillas, with swimming pools, green spaces and south-facing terraces. It's a popular choice for retirees and families looking for peace and quiet, and for second-home buyers who love golf, walking and the sea.
Why La Paloma 10?
An individually designed villa with sea views, a pool and seamless indoor-outdoor living, in an intimate enclave of just ten villas: La Paloma 10 brings together architecture, privacy and tranquillity.
A villa as a second home
A new villa is easier to run as a second home than you might think. Modern systems, good insulation and home automation keep maintenance light, and you can arrange garden and pool care with a regular service. That way you arrive to a well-kept villa, ready to enjoy. And if you'd like to let it while you're away, the Costa del Sol has tenants all year round. We're happy to talk you through the rules and licences.
Enjoy it all year round
The Costa del Sol has one of the mildest climates in Europe, with plenty of sunshine and gentle winters. In summer, life is lived outdoors, around the pool and on the terraces. Autumn and spring bring perfect weather for golf, walking or cycling, and even in winter you'll often have lunch in the sun. Read more in our article on Marbella's microclimate. So a home here isn't just for the holidays, it's one you can enjoy all year round.
How a viewing works
Would you like to see La Paloma 10? We'll arrange the viewing around your trip, even at short notice. Beforehand, we'll send you the plans, the specification list and a breakdown of the purchase costs, so you arrive well prepared. Once you're here, we'll show you not only the property but also the neighbourhood: the nearest schools and shops, the beach and the golf courses. That way you'll get an immediate feel for everyday life here.
Would you rather meet remotely first? Then we'll set up a video call and go through the plans together. You only decide once you know everything, and we can guide you in Dutch, English, French or Spanish.
Buying off-plan: how it works
With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline. We carry out these legal check together with an independent lawyer, and we guide you from the first viewing right through to the handover of the keys, in your own language.
