About Blue Wave

At 180 metres above sea level, in the Bahía de las Rocas development, Blue Wave is taking shape: a new neighbourhood of 3-bedroom townhouses that all face the sea. On clear days the view reaches as far as the Strait of Gibraltar and the African coast. The home available in our data costs €410,000 and has 125 m² built, 2 bathrooms, a 28 m² terrace and a parking space. Completion is scheduled for December 2027.

According to other sources, the project comprises 66 townhouses spread across several blocks. The layout varies by block: some homes get a private garden, and corner houses and one block are said to have their own pool. The home we review here has no private pool. Technically, it is well equipped: air conditioning, an aerothermal system and a kitchen with upper-range appliances. The energy rating is B.

The communal facilities are for residents only: an infinity pool with sea views, a clubhouse with a spa and a fully equipped gym. The complex is gated. There is no show home yet, so you buy on the basis of plans, renders and the building specifications. That is exactly why it pays to visit the site and the surrounding development yourself first.

Location

Bahía de las Rocas is a residential development in the west of Manilva, in the hills above Punta Chullera and close to the border with the province of Cádiz. The area is quiet, mostly homes and plenty of open countryside. The elevation gives you sweeping sea views, but it also means you take the car for everything. Sotogrande lies on the other side of the border and is in practice your nearest hub for restaurants, a marina and international schools.

The measured distances are clear. La Chullera beach is a 13-minute drive, and so is Sotogrande marina. The nearest supermarket we found, an Eroski, is 14 minutes away. You can reach La Duquesa Golf in 18 minutes and Estepona hospital in 23. Gibraltar airport is 36 minutes away, Málaga airport 85.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:03 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Blue Wave sits at around 180 metres above sea level.

The home is advertised with sea views, and the description mentions views of the Strait of Gibraltar with the African coast in the distance. The exact orientation of the home is not stated; we check it on the site plan.

Homes and finishes

The description mentions air conditioning, an aerothermal system for energy-efficient comfort and a kitchen with upper-range appliances. Other sources mention double glazing, built-in wardrobes and an open-plan layout between kitchen, living and dining room with large windows. As this is an off-plan project, we request the full building specifications and the bank guarantee on every payment. We also compare the promised finish with recently completed townhouses in the area, so you know what to expect.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Blue Wave through Privé.

Our honest verdict on Blue Wave

Strengths

  • €3,280 per m², 15% below the Manilva new-build median.
  • Sea views as far as the Strait of Gibraltar, thanks to the position at 180 metres above sea level.
  • Aerothermal heating and air conditioning, with energy rating B.
  • Clubhouse with spa, gym and infinity pool, for residents only.
  • Gated complex in a quiet residential development with plenty of open countryside.

Points to consider

  • Supermarket 14 minutes and beach 13 minutes away by car; you cannot manage without one.
  • 28 m² terrace, little outdoor space for a 3-bedroom home.
  • Completion not until December 2027; other sources even mention early 2028.
  • With 66 homes, this is no small complex.
  • Málaga airport an 85-minute drive away.

Who is Blue Wave right for?

Blue Wave suits buyers who want sea views and a new home at a keen price, and who do not mind driving for groceries or the beach. Think of couples looking for peace and quiet, or families who use Sotogrande as their base. If you want to walk to the bakery or come on holiday without a car, you are better off with a project closer to Sabinillas or La Duquesa.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Blue Wave

How far is Gibraltar from Blue Wave?

Gibraltar airport is a 36-minute drive. That is noticeably shorter than the 85 minutes to Málaga. Do allow for possible waiting times at the border control, though.

When will Blue Wave be completed?

Our data says December 2027. Other sources mention first handovers in the first quarter of 2028. We keep an eye on construction progress for you and request bank guarantees on every payment.

Does a Blue Wave townhouse have its own pool?

The home we review here does not. According to other sources, only the corner houses and one block get a private pool. All residents can use the infinity pool with sea views, though.

Is Manilva a good place to live?

Manilva is quieter and more affordable than Marbella or Estepona, with its own marina and golf courses. From Bahía de las Rocas, Sotogrande is 13 minutes away, which widens the choice of restaurants and schools.

Do I pay more if I buy Blue Wave through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Blue Wave, that adds up to around 13.0%.
