What is Kristina Views?

Kristina Views is made up of 20 designer townhouses, built for comfortable living, with bright, airy, open-plan interiors, in the sought-after hills of Manilva. Puerto de la Duquesa is three minutes away, the AP-7 is easy to reach, and golf and leisure are close at hand.

The design

Within the gated community, every home is a contemporary family house. The design makes the most of the views and the connection with the outdoors, creates a sense of volume with a double-height ceiling in the living room, fills the rooms with daylight through skylights and sets the mood in the evening with indirect lighting. Each home sits on a plot averaging 150 m², with corner plots of up to around 300 m², and offers 130 to 175 m² built.

The homes have three bedrooms and three bathrooms, a fully fitted kitchen, air conditioning for heating and cooling, double glazing, built-in wardrobes, a covered terrace, a solarium, a private garden and an inner courtyard, with views of the sea, the mountains and the surrounding greenery. Prices and payment in October 2026

As of 26 October 2026, the homes at Kristina Views are listed with us at €545,000 to €625,000. As this is a new build, you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

You pay €30,000 on reservation, 20% on signing the purchase contract, 20% during construction and the remaining 60% on completion. Construction starts in the first quarter of 2026, with completion scheduled for the first quarter of 2028. You may assign the purchase contract before completion.

The location: the hills of Manilva

Kristina Views sits in the hills above the Manilva coastline, three minutes from Puerto de la Duquesa with its marina, restaurants and beach. La Duquesa golf course, Sabinillas and the AP-7 are close by, and Estepona and Sotogrande are a short drive away.

Living in Manilva

Manilva is the westernmost municipality on the Costa del Sol in the province of Málaga, between Casares and Sotogrande. The old village sits among the vineyards in the hills, while on the coast you'll find Sabinillas, with its beach and promenade, and Puerto de la Duquesa, with its marina and restaurants. La Duquesa golf course and the courses of Sotogrande and Estepona are close by.

Manilva is quieter and more affordable than the coast towards Marbella, yet easy to reach via the AP-7. Gibraltar is half an hour away and Málaga airport about an hour. Many new developments sit on the hillsides with wide sea views and, on a clear day, even views of Africa.

Buy in Manilva and you often get more space and better views for your money than further east. New builds are mainly around La Duquesa, Punta Chullera and the hills above Sabinillas, with swimming pools, green spaces and south-facing terraces. It's a popular choice for retirees and families looking for peace and quiet, and for second-home buyers who love golf, walking and the sea.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
