About Altos De Manilva

A brand-new apartment on the Costa del Sol for €235,000 is no longer a given these days. Altos de Manilva makes it possible, on one condition: you opt for a compact home with 1 bedroom and 1 bathroom, and you wait until June 2029 for the keys. As a holiday base or a first step into Spain, that can be a sensible choice.

The development consists of four four-storey buildings, each with 22 apartments, giving 88 homes in total. Beneath each building is a car park with one private space per home. Around them there will be landscaped gardens, a communal pool, an outdoor gym and a padel court. There is a lift and a laundry room. The complex is gated.

Our list includes three types. The ground-floor apartment has 46 m² built, a 42 m² terrace and a small 38 m² garden, for €235,000. On the first floor, a 47 m² apartment with a 20 m² terrace also costs €235,000. The third-floor penthouse (44 m², 22 m² terrace) is priced at €299,250.

Location

El Castillo de la Duquesa is a quiet coastal area of Manilva, named after the historic castle by the sea, which is only a short trip from the neighbourhood. La Duquesa marina, with restaurants and cafés on the waterfront, is close by. The development sits slightly inland, at 51 metres above sea level, in a residential area alongside other complexes. The neighbourhood itself is not a resort but an ordinary Spanish residential area, with a calmer pace than Estepona or Marbella. Manilva is in the province of Málaga.

The listing states 800 metres to the beach. Our measured walking route to La Duquesa beach is 2,823 metres, 38 minutes; by car you are there in 4 minutes. Eroski is a 2-minute drive away, La Duquesa Golf 3. You reach the marina in 6 minutes by car or 42 minutes on foot. Estepona hospital: 12 minutes. Sotogrande: 14. Gibraltar airport: 37. Málaga: 74.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:03 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Altos De Manilva sits at around 51 metres above sea level.

No sea views are listed for the available homes. We check floor by floor and building by building what you will see from the terrace; the upper floors often have more open views.

Homes and finishes

The apartments are delivered with ducted air conditioning, a reinforced front door and a fitted kitchen with appliances. The homes have energy rating B. The listing says little that is concrete about flooring, bathroom fittings and joinery. In a 46 m² home every choice counts: we go through the plans with you for storage space, the position of the air-conditioning units and the sound insulation between apartments. With completion in 2029, we also take extra care checking the bank guarantee on your stage payments.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Altos De Manilva through Privé.

Who is Altos De Manilva right for?

Altos de Manilva appeals to buyers on a limited budget who want a new apartment, as a holiday base for two or as a first step towards a permanent place in the south. The ground-floor type is ideal if you love sitting outdoors. For families, or for anyone who wants to be enjoying it within a year, this development is not the right match.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert.
