Who is it for?

Is San Luis de Sabinillas right for you?

Ideal if you

  • want to do everything on foot: bakery, shops, beach and café terrace
  • want to live year-round somewhere that does not empty after summer
  • are looking for a first home by the sea on a limited budget
  • like living among Spaniards and want to practise your Spanish

Less suitable if you

  • want to live close to Málaga airport

Living in San Luis de Sabinillas

San Luis de Sabinillas, usually just Sabinillas, is the coastal town of Manilva municipality and the commercial heart of this stretch of coast. Once a fishing village, today it is a lively place with a beachfront promenade, small shops, supermarkets, banks, tapas bars and restaurants. Spaniards and foreigners live side by side, and unlike many resorts, life carries on after the summer.

The atmosphere is relaxed and unpretentious. You have breakfast on a seafront terrace, do your shopping on foot and stroll along the promenade to Puerto de la Duquesa in the evening.

The beach and surroundings

Sabinillas beach is long and sandy, with beach bars and room to spare even in high season. To the east it runs into the quiet beaches of Casares, and to the west you reach La Duquesa marina and its 18th-century Castillo de la Duquesa.

Above Sabinillas lies the old village of Manilva, surrounded by vineyards where the muscatel grape grows. On the first weekend of September it holds the Fiesta de la Vendimia, one of the most convivial village festivals in the area. Golfers have La Duquesa Golf a few minutes away and the Sotogrande and Casares courses within fifteen minutes.

Prices and homes

According to idealista, Manilva had an average asking price of about €3,043 per m² in September 2026, 11.3% up on a year earlier. That keeps it among the cheapest coastal municipalities in Málaga province. In Sabinillas itself you mainly buy apartments in smaller blocks, from roomy family flats to studios, plus some newer complexes with pools on the edge of town.

Frontline apartments with sea views are scarce and sell quickly. If renting out is your goal, summer demand is good, but a tourist licence is mandatory in Andalusia, and long-term lets to people working locally are another option.

Access and schools

Estepona is about twenty minutes away and Sotogrande fifteen. Allow around seventy-five minutes to Málaga airport via the AP-7; Gibraltar is often quicker. For international education most families look at Sotogrande International School or the schools in Estepona, and there are Spanish state schools in town.
