About Alonia La Duquesa

A new-build apartment with 2 bedrooms for €302,000, within walking distance of a marina: you rarely find that on this coast any more. Alonia is in the La Duquesa golf area in Manilva, making it one of the more accessible developments in this part of the Costa del Sol. The complex has 60 apartments and penthouses with 2 or 3 bedrooms.

Our overview lists 6 homes. The cheapest is a second-floor apartment with 2 bedrooms, 104 m² and a small 7 m² terrace. For €316,000 you get a ground-floor home with 2 bedrooms, 118 m² and a 44 m² terrace, which looks like the best value to us. If you want more outdoor space, look at the penthouses: 111 m² with a 129 m² terrace for €472,000, or 140 m² with a 195 m² terrace and 3 bedrooms for €622,000. Every home has a garage space and a storage room in the basement.

The communal area centres on a pool with a beach-style lounging area, landscaped gardens and a gastroteca, a space for eating and having drinks together. The complex is gated and has lifts. There is no gym or spa, so service charges are likely to stay lower than at the big resorts nearby. Do always ask for the community budget, though.

Location

La Duquesa Golf is a green residential area just above La Duquesa marina, on the western side of Manilva. The marina is the social heart of the area: restaurants, bars, shops and an international crowd all year round. La Duquesa golf course is right next to the development. Heading west, Sotogrande begins after a quarter of an hour's drive; to the east lies Estepona. The development sits at around 78 metres above sea level, slightly higher than the coast road and the marina.

Daily life here is practical. A supermarket is a 17-minute walk or a 2-minute drive away. You reach the marina in 23 minutes on foot and La Duquesa beach in 25 minutes. By car you are at the beach in 5 minutes. The hospital in Estepona is an 11-minute drive away, Estepona town centre 17. You reach Gibraltar airport in 38 minutes and Málaga airport in 73.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:03 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Alonia La Duquesa sits at around 78 metres above sea level.

The data does not confirm sea views for the available homes. According to the description, the terraces overlook the golf course; for each home we check what you actually see from the terrace.

Homes and finishes

The homes have energy rating B. The blocks have a ground floor, two upper floors and penthouses, so you can choose between a home with a garden and one with a roof terrace. A specification sheet, plans and a price list exist, but we only pass on details about appliances, windows and climate control once we have confirmed them for your home. We mainly check the orientation of the terraces, the sound insulation between floors and whether the parking space really belongs to the home.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Alonia La Duquesa through Privé.

Our honest verdict on Alonia La Duquesa

Strengths

  • From €302,000, 7% below the new-build median in Manilva.
  • La Duquesa marina a 23-minute walk away, supermarket 17 minutes.
  • Penthouses with terraces of 129 and 195 m² for under €650,000.
  • Garage space and storage room included with every home.
  • Limited facilities, so community fees are likely to be lower.

Points to consider

  • No sea views confirmed: you mainly look out over golf and greenery.
  • Some homes will not be completed until December 2028.
  • The cheapest apartment has only a 7 m² terrace.
  • Prices per home are not always logical; ask for an up-to-date price list.
  • No gym or spa in the complex.

Who is Alonia La Duquesa right for?

Alonia is worth a look if you are after a first home on the Costa del Sol on a limited budget, and for golfers who would rather not put their clubs in the car. As an investment for long-term letting, it also has its arguments: a lively marina nearby and a low entry price. If you want sea views and a beach on your doorstep, you are better off looking at developments on the Manilva coast.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.
