Who is it for?
Is La Duquesa right for you?
Ideal if you
- love marina life: coffee on the quay, fish on your plate and boats outside
- want to live by the sea on a budget that would not stretch in Marbella
- play golf and want Sotogrande and Valderrama close by too
- often fly via Gibraltar or work there
Less suitable if you
- are after a glamorous feel and designer shopping (look at Puerto Banús instead)
- want to reach Málaga airport quickly (Benalmádena or Fuengirola are much closer)
- want total silence: around the marina it is busy until late in summer
Living in La Duquesa
La Duquesa is the stretch of Manilva's coast around Puerto de la Duquesa, a small marina lined with white Andalusian-style buildings. The quay is full of restaurants, cafés and terraces, with a mix of British, Scandinavian, Spanish and other owners. It feels more like a seaside village than a resort: people know each other, and there is still life in winter.
Right by the sea stands the Castillo de la Duquesa, a fort built in 1767 on the remains of a Roman villa. Today it houses Manilva's archaeological museum.
Beach, golf and nature
Sandy beaches with beach bars and beach clubs run either side of the marina. On the hills above lies La Duquesa Golf, an 18-hole course designed by Robert Trent Jones Sr., with sea views. For variety, the Sotogrande courses, Valderrama included, and Finca Cortesín in Casares are about fifteen minutes' drive.
Inland are Manilva's vineyards, known for the muscatel grape. Every year on the first weekend of September the village holds its Fiesta de la Vendimia, with traditional grape treading in the square.
Prices and property types
According to idealista, Manilva had an average asking price of about €3,043 per m² in September 2026, 11.3% higher than a year earlier but still roughly half the Marbella level. Around the marina you mainly buy apartments and penthouses, often overlooking the boats. On the hills towards the golf course there are roomier townhouses, gated complexes with gardens and some villas.
Holiday lets do well in summer but need a tourist licence in Andalusia. With older complexes, check the condition of the building and the community fees.
Getting around
Sabinillas is a few minutes away and Estepona about twenty. Málaga airport is around eighty minutes via the AP-7, and Gibraltar is often quicker. Sotogrande International School is roughly fifteen minutes' drive.
For everyday shopping, banks and a health centre you head to Sabinillas, which stays thoroughly Spanish all year. Around the marina you can manage without a car for a while, but for schools, golf and outings you will want one. A real plus of this location: both the white villages of the Serranía de Ronda and the beaches of Cádiz are within easy reach for a day out.
