  • have children at Sotogrande International School

Living in Punta Chullera

Punta Chullera is the headland where Manilva's coastline ends, just before the border with Cádiz province. On the point stands the Torre de la Chullera, an early 16th-century watchtower once used to look out for pirates. Today, from the hillsides, you look across the sea to the Rock of Gibraltar and, on clear days, to the African coast.

It is a quiet residential area made up mainly of apartment and townhouse complexes on the slope, many with pools and gardens. There is little through traffic and no centre as such: people come here for the peace, the views and the proximity to Sotogrande.

Between Manilva and Sotogrande

Location is the big draw. Torreguadiaro and the Sotogrande marina are about ten minutes away, with Puerto de la Duquesa and Sabinillas a few minutes in the other direction. That puts the restaurants of two marinas, the polo and golf of Sotogrande and the Spanish feel of Manilva all close at hand.

Along the shore are smaller beaches and rocky stretches, ideal for walking and snorkelling. For wide sandy beaches you pop over to Sabinillas or Torreguadiaro.

Prices and what you buy

According to idealista, Manilva had an average asking price of about €3,043 per m² in September 2026, 11.3% up on a year earlier. By comparison, Sotogrande stood at around €4,082 per m². Buying just on the Málaga side of the border often gets you more space and sea views for your money. Penthouses and apartments high on the slope with open views are the most in demand.

With complexes, look closely at community fees, maintenance and how steep the site is. A car is essential.

Access and schools

You live close to the A-7 and AP-7. Gibraltar is about forty-five minutes away and Málaga airport roughly eighty. Sotogrande International School is fifteen minutes away, which makes Punta Chullera worth a look for families choosing the IB programme.

For everyday shopping you drive to Sabinillas or to the supermarkets around Sotogrande and Pueblo Nuevo de Guadiaro, both close by. Many owners combine the best of two provinces this way: Manilva's lower prices and the amenities, schools and sports clubs of Sotogrande.
