Benalmádena climbs steeply from the sea, which makes it an excellent place for a sea-view villa. Torrequebrada, around the golf course of the same name, is an established villa area with generous plots and panoramic views. Torremuelle and Torremar are closer to the sea, with villas a short distance from small beaches and cliffs. La Capellanía and the slopes below Benalmádena Pueblo offer quiet villas with sweeping views over the Bay of Málaga.

Reserva del Higuerón, on the border with Fuengirola, is a modern residential area with townhouses and villas around a large sports and wellness club. In Benalmádena Pueblo itself you will find authentic village houses on whitewashed lanes.

Prices and new build

Idealista recorded an average asking price of €4,188 per m² in Benalmádena in September 2026, up 5.1% on a year earlier. Villas are priced mainly on views and plot: a villa with full sea views in Torrequebrada or Torremuelle sits well above average, a townhouse or village house below. New villas and semi-detached homes are appearing mainly around Reserva del Higuerón and on the higher slopes.

A villa in Benalmádena combines two things that rarely go together: the sense of space and views you would look for further west, and the proximity of a big city. Málaga, with its culture, hospitals and high-speed train, is about 15 to 20 minutes' drive away. That makes it ideal if you live here full-time and travel often.

What to check

On steep plots, retaining walls, drainage and access are key points: have an expert look at them. Check the legality of extensions and pool and ask about the urbanisation fees. For families, The British College of Benalmádena and Colegio Internacional Torrequebrada are in the municipality, and the airport is about twenty minutes' drive.
