What is Martalia?

Prices and payment in October 2026

As of 26 October 2026, the homes at Martalia are listed with us from €682,000 to €775,000. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

You pay €6,000 on reservation, 20% on signing the purchase contract, 40% during construction and the remaining 40% on completion, scheduled for the fourth quarter of 2028.

Living in Benalmádena

Benalmádena lies between Torremolinos and Fuengirola and is made up of three parts: the white village of Benalmádena Pueblo on the hillside, Arroyo de la Miel, a lively residential hub, and Benalmádena Costa along the seafront, home to the well-known Puerto Marina. Málaga airport is about a quarter of an hour's drive away, and the local commuter train stops at Arroyo de la Miel and Torremuelle. Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
