Living in Arroyo de la Miel

Arroyo de la Miel, simply El Arroyo to locals, lies between the coast and the mountain and is the largest part of Benalmádena. It grew around an old farmhouse with paper mills and, after the tourism boom of the 1960s, became the commercial heart of the municipality. Many people live here all year, and it shows: a covered market, independent shops, banks, pharmacies, hardware stores and Plaza de España with its terraces.

Train, cable car and park

Benalmádena-Arroyo de la Miel station is on the C-1, with the airport and Málaga Centro one way and Fuengirola the other. From the district, the cable car takes you to the top of Calamorro at 771 metres, with views over the coast and, on clear days, as far as Gibraltar. Towards the sea lies Parque de la Paloma, a large park with lakes, playgrounds and free-roaming animals. In late June the district celebrates the Feria de San Juan.

Homes and prices

You mostly buy apartments in urban buildings, from compact flats in the centre to roomier homes with terraces in complexes on the edges. According to idealista, the average asking price in Arroyo de la Miel was around €3,415 per m² in September 2026, the lowest of any zone in Benalmádena and well below the municipal average of €4,188. Around Parque de la Paloma the average was about €5,047, so moving closer to the park and the sea costs considerably more.

The district climbs gradually towards Benalmádena Pueblo. On the higher streets you find more recent complexes with pools and communal gardens, and here and there a glimpse of the sea.

What to check

It is a busy, urban district: traffic, deliveries and terraces come with it. With older buildings, check the lift, insulation and planned works, and ideally look for a home with parking. Landlords mostly find long-term tenants here, people who work in the area and value the station.
