What is Top Views?

Top Views caters for every taste and every need. The development comprises 32 penthouses and apartments with one, two and three bedrooms, all with panoramic views over the bay of Benalmádena. There are also penthouses with 100 m² terraces and spectacular views.

The homes

Quality of life comes first: the homes are practical and stylish, with sea views and south-facing terraces averaging 20 m², partly covered. They feature hot and cold air conditioning, double glazing, built-in wardrobes and a kitchen that opens onto the living area. You park in a communal garage with a charging point for electric cars.

The available apartment has three bedrooms and two bathrooms across around 125 m², plenty of space for a family or for anyone who often has guests to stay. With a south-facing terrace of around 30 m² and sea views, it's also an attractive home to rent out.

Prices and payment in October 2026

As of 26 October 2026, the available apartment at Top Views is listed with us at €475,000. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

You pay €5,000 on reservation, 30% on signing the purchase contract and the remaining 70% on completion. The project has a building licence, and completion was scheduled for the second quarter of 2026. Ask us for the latest status. A mortgage is possible.

Living in Benalmádena

Benalmádena lies between Torremolinos and Fuengirola and is made up of three parts: the white village of Benalmádena Pueblo on the hillside, Arroyo de la Miel, a lively residential hub, and Benalmádena Costa along the seafront, home to the well-known Puerto Marina. Many homes are set on the slopes and so enjoy sea views.

Málaga airport is about a quarter of an hour's drive away, and the local commuter train stops at Arroyo de la Miel and Torremuelle. You'll find beaches, the Torrequebrada golf course, the cable car up to Calamorro and all everyday amenities. Benalmádena appeals to families, second-home buyers and investors alike.

New builds in Benalmádena are often set on the slopes above the coast, in areas such as Torremuelle, Torrequebrada, La Capellanía and around Reserva del Higuerón. There you combine open sea views with peace and quiet, while the beach, the marina and the amenities of Arroyo de la Miel are just a short drive away. Thanks to the proximity of the airport and Málaga, there is year-round demand for homes, both to live in and to let.

Would you like to see Top Views? We'll arrange the viewing around your trip, even at short notice. Beforehand, we'll send you the floor plans, the specification list and a breakdown of the purchase costs, so you arrive well prepared. Once you're here, we'll show you not just the property but the surrounding area too: the nearest schools and shops, the beach and the golf courses. That way, you get an immediate feel for everyday life here.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
