Who is it for?

Is Benalmádena Costa right for you?

Ideal if you

  • want to live by the sea with everything on foot
  • are looking for an apartment with strong rental appeal
  • fly home often and want the airport close
  • love a marina, restaurants and a lively promenade

Less suitable if you

  • want the calm and privacy of a villa area (look at Torremuelle or La Capellanía)
  • dislike summer crowds and holidaymakers
  • want an authentic Andalusian village (consider Benalmádena Pueblo)

Living in Benalmádena Costa

Benalmádena has three parts: the old village up the mountain, Arroyo de la Miel in the middle and the Costa by the sea. The Costa, which locals simply call La Costa, is where most of the hotels are, along Avenida Antonio Machado and Avenida del Sol. It is not a quiet area, but it is a very practical one: supermarkets, restaurants, doctors and the beach are all within walking distance, and the airport is fifteen to twenty minutes away.

Families have Parque de la Paloma close by, a large park with lakes, playgrounds and free-roaming animals, as well as the Selwo Marina marine park. International schools such as The British College in Torremuelle and Benalmádena International College in Torrequebrada are a few minutes' drive away.

Puerto Marina, beaches and promenade

The heart of the Costa is Puerto Marina, one of the largest marinas in Andalusia, with restaurants, terraces and the Sea Life aquarium. Around it lie sandy beaches such as Malapesquera, Santa Ana and Bil-Bil, overlooked by the neo-Moorish Castillo de Bil-Bil from the 1930s. Eastwards the promenade continues to La Carihuela in Torremolinos, a favourite walk. Further west the coast becomes rockier and quieter, with smaller coves towards Torrequebrada and Torremuelle.

Homes and prices

Supply is mainly apartments and penthouses, from studios in older hotel-style complexes to spacious frontline homes overlooking the marina. According to idealista, the average asking price in the Solymar - Puerto Marina zone was around €4,610 per m² in September 2026, above the Benalmádena average of €4,188. Around Parque de la Paloma, just inland, the average was even around €5,047. Year on year, prices in Benalmádena rose by 5.1%.

What to check

Many buildings on the Costa date from the 1970s and 1980s, so look at the condition of the building, the lift and any renovations the community has planned. Holiday letting requires an Andalusian licence, and since April 2025 owners' communities can block new holiday rentals. In summer the marina area is busy and nights can run late: an apartment at the back or on a higher floor is quieter.

Frequently asked questions about Benalmádena Costa

How much is an apartment in Benalmádena Costa?

Is Benalmádena Costa good for rental investment?

Rental demand is strong, from holidaymakers and long-term tenants alike. For holiday lets you need a licence and the community must not prohibit them.
