What is Villa The Palm 11?

Building a villa in El Higuerón

In an established villa area like El Higuerón, new plots are scarce. A new villa with sea views, designed by architects and built to current standards, combines the tranquillity of the hills with easy access to everything Fuengirola and Benalmádena have to offer. As the completion date is still to be confirmed, you can often still have a say in the finishes at this stage. We'll gladly guide you through checking the licences and bank guarantees.

Prices and payment in October 2026

As of 26 October 2026, Villa The Palm 11 is listed with us at €4,875,000. With a new build, you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

You pay €30,000 on reservation, 30% on signing the purchase contract, 40% during construction and the remaining 30% on completion. The completion date is still to be confirmed; assignment of the purchase contract before completion is permitted.

The location: Reserva del Higuerón

Reserva del Higuerón sits in the hills between Benalmádena and Fuengirola, surrounded by Mediterranean woodland, with sweeping views over the Bay of Fuengirola and the Mediterranean Sea. It is one of the most exclusive villa areas on this coast, with the Higuerón Resort, sports and wellness facilities and restaurants nearby. Carvajal beach, the railway station and international schools are just a few minutes away, and Málaga airport is about twenty minutes away.

Living in Benalmádena

Benalmádena lies between Torremolinos and Fuengirola and is made up of three parts: the white village of Benalmádena Pueblo on the hillside, Arroyo de la Miel, a lively residential hub, and Benalmádena Costa along the seafront, home to the well-known Puerto Marina. Many homes are set on the slopes and so enjoy sea views.

Málaga airport is about a quarter of an hour's drive away, and the local commuter train stops at Arroyo de la Miel and Torremuelle. You'll find beaches, the Torrequebrada golf course, the cable car up to Calamorro and all everyday amenities. Benalmádena appeals to families, second-home buyers and investors alike.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
