Living in La Carihuela
La Carihuela is the old fishing quarter of Torremolinos, on the western side of town between the centre and Benalmádena. It is the most characterful part of Torremolinos: low white houses in the back streets, a lively promenade and a beach that is used all year round. Residents are a mix of Spanish families who have lived here for generations, northern Europeans spending the winter and people from Málaga with a weekend flat.
Life here follows the rhythm of the sea: walkers and joggers on the promenade in the morning, families gathered at the beach restaurants at lunchtime, and out of season a surprisingly calm, almost village-like feel.
Fish, beach and promenade
La Carihuela is known throughout the province for its fish restaurants: pescaíto frito, sardine espetos grilled over wood and fresh shellfish, often in places that have been around for decades. In one direction the promenade runs to Puerto Marina in Benalmádena, in the other to the centre and El Bajondillo. Just behind the quarter lies Parque de la Batería, with a lake and walking paths. For the train you walk uphill to Montemar Alto or Torremolinos station.
Homes and prices
Supply is mainly apartments: frontline buildings with sea-facing terraces, older second-line blocks and the occasional renovated fisherman's house. New-build projects also appear, often replacing older buildings. According to idealista, the average asking price in the La Carihuela - Los Nidos zone was around €4,833 per m² in September 2026, clearly above the Torremolinos average of €4,199. Over a year, prices in Torremolinos rose by 7.1%.
What to check
The promenade is busy in summer and terraces stay open late, so an apartment at the back or higher up is quieter. Parking is difficult and a garage space is worth a lot. Holiday letting requires an Andalusian licence, and since April 2025 the community of owners can block new holiday rentals. With older buildings, also check planned renovations and the condition of facades and balconies, which age faster by the sea.
