About One Oak

What strikes you straight away at One Oak is an odd price ladder. The most spacious home in our data, a 150 m² apartment with 4 bedrooms, costs €675,000. A 3-bedroom apartment on the same first floor is priced at €787,000. That looks the wrong way round, and that is exactly why this development is worth a look if you want space in Torremolinos without going far above €700,000.

One Oak is in Sunny View, a residential area on the hill on the western side of Torremolinos, at around 119 metres above sea level. The complex offers apartments with 1 to 4 bedrooms, with penthouses at the top and garden apartments on the ground floor. Our list includes three homes. Besides the two already mentioned, there is a ground-floor apartment with 3 bedrooms, 115 m² built and 100 m² of outdoor space, for €699,000. All three have 2 bathrooms, a parking space, a storage room and an energy rating of B.

Around the buildings are landscaped gardens with two large outdoor pools. There is a fully equipped gym, and the complex is gated. The homes have an open-plan living space that includes the kitchen, with large windows onto the terrace. Completion is scheduled for March 2027, so within six months. This close to completion you can already judge the building site well, and we recommend doing so before you sign.

One Oak in figures

Location

Sunny View is not a beach neighbourhood. It is a residential area on the hill, with schools, sports grounds and plenty of greenery nearby, such as the Pinar del Moro nature area. According to the description, an international school is across the street and there are also state schools and a municipal sports centre close by. For families, that is a real advantage. Thanks to the higher position you look out over the town to the sea, but you do live some way from the seafront promenade.

Day to day, you drive to the beach: Playa de la Carihuela is 6 minutes by car, 26 minutes on foot. Carrefour is a 13-minute walk. Kings English school is 9 minutes on foot. Benalmádena marina is a 6-minute drive away, Málaga airport 19 minutes and Málaga city centre 22. Hospital Marítimo is 10 minutes away.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 6:59 on 21 June and sets at 21:39, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. One Oak sits at around 119 metres above sea level.

All three homes in our data have sea views. From the hillside position you look out over Torremolinos to the sea; how much sea you actually see from the first floor is something we check for each home.

Homes and finishes

Hot water and air conditioning come from an aerothermal system, an efficient heat pump that is now standard in good Spanish new builds. Another source also mentions heat and sound insulation, a private garage space and a storage room. The homes have large windows and terraces that connect to the living room. A full finishes list was not in our data. So we request the building specification and the payment schedule, and on a site visit we check whether the finish matches what is promised.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for One Oak through Privé.

Our honest verdict on One Oak

Strengths

  • 4-bedroom, 150 m² home for €675,000, cheaper than the 3-bedroom.
  • Price per m² barely above the average for new builds in Torremolinos.
  • Completion as early as March 2027, a short wait compared with other developments.
  • Ground-floor apartment with 100 m² of outdoor space, ideal with children or a dog.
  • Schools within walking distance and Málaga airport a 19-minute drive away.

Points to consider

  • The beach cannot be reached on foot without a 26-minute walk.
  • The price ladder is illogical; let us check the current price list for each home.
  • Only one parking space per home, even with the 4-bedroom home.
  • Resale homes in Torremolinos are on average 45% cheaper per m².
  • Two bathrooms for 4 bedrooms is limiting when you have guests.

Who is One Oak right for?

One Oak suits families who live in Spain all year round or for long periods and want schools, sport and the airport close by. If you are after plenty of bedrooms for a reasonable price, you will also find a strong option here. It is less suited to anyone who wants to walk to the beach every morning, or who expects the lively centre of Torremolinos and La Carihuela right on the doorstep.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.
