Imagine Marbella Editorial Team ·

Short answer: On 7 November 2026 there are 2,534 homes for sale in Marbella. The median asking price is €5,960 per m²; the middle half of the listings asks between €4,480 and €7,920 per m². At the moment, the highest median asking price per m² on the market is in Los Monteros (€9,630 per m²) and the lowest in Reserva de Marbella (€3,590 per m²).

These figures are a snapshot of the asking prices of all homes for sale today in this municipality and its areas, recalculated every night. They are not sale prices. A home can differ greatly from the median because of its location, style and architecture, interior design, views, garden and finish. That is why personal advice from an agent who knows the area and the property inside out makes all the difference.

Why the asking price is higher than the notary price

Our figures and the notary's measure different things, and together they give you the full picture:

  • Today versus last year. We show what is on the market today, while the notary shows sales over the past year. In a market where values are rising, today's asking prices are therefore higher.
  • Different properties. The current market includes many new builds and renovated homes, while the notary figures also cover older apartments that are less often advertised online.
  • Asking price versus deed. An asking price is the starting point of a sale; the deed records the price that buyer and seller agreed on.

Every home in Marbella is unique

The figures on this page show the price level of the market: a snapshot of the asking prices of all homes for sale today, by municipality and by area. They do not tell you what one particular home is worth. Two homes in the same street can be far apart because of their location and orientation, their style and architecture, the interior design, the sea or mountain views, the garden and the finish. That is exactly where expert advice makes the difference: we know the areas, the homes and their story, and help you make the right choice, whether you are buying or selling.

What does this mean for you as a buyer?

  • Start by choosing the area that suits you. Every area has its own character and its own price level; the table gives you an instant overview.
  • Let your heart have a say. Location, views, light and finish are what turn a property into your home. Figures are a starting point, but what you see and feel on a viewing makes the difference.
  • Factor in all the costs. Taxes and notary costs come on top of the price. Read how much of your own money you need.
  • Let us guide you. We track prices in every area daily and also know the properties that aren't listed online.
