Marbella or Estepona? It’s one of the questions buyers on the Costa del Sol ask us most often. The two neighbouring towns are only twenty minutes apart, yet each has a character all of its own. Marbella is the established name, full of prestige and energy, while Estepona is the charming, fast-growing neighbour where your budget goes further. In this article we compare them point by point.

Atmosphere and lifestyle
Marbella
Marbella is Spain’s best-known resort, with the Golden Mile, Puerto Banús, Michelin-starred restaurants, exclusive beach clubs and vibrant nightlife. At the same time, the town has a beautiful old quarter around the Plaza de los Naranjos. This is where it all happens, all year round. Also read Why does everyone go to Marbella?
Estepona
Estepona is known as the garden of the Costa del Sol. Its old town is one of the prettiest on the coast, with white lanes full of flowerpots, murals and little squares. The atmosphere is calmer and more authentic, with a lovely promenade, a charming harbour and a lively Sunday market. It feels much more like a real Spanish town.
Prices and property
Based on actual sale prices, Estepona is on average around 25 to 30% cheaper than Marbella. That gap is narrowing, though: asking prices in Estepona rose by 17% in a year, compared with just over 3% in Marbella. For the same budget, Estepona often gets you a larger home, a newer building or a more generous terrace.
In Marbella, on the other hand, you are buying into an established market with limited supply and a global name. Particularly at the top end, on the Golden Mile, in Sierra Blanca or Los Monteros, Marbella is hard to match. More figures in our article on the Marbella property market.
New builds
Looking for a new-build home? Then Estepona has a clear advantage. In the first quarter of 2026, building permits were granted for 540 homes in Estepona, compared with 35 in Marbella. Especially along the New Golden Mile and in the hills behind Estepona, modern developments with sea views, pools and wellness facilities are springing up. In Marbella, new developments are rare and therefore more expensive.
Beaches
Both towns have lovely beaches. Marbella has the famous beach clubs of the Golden Mile and the natural dunes of Cabopino. Estepona has its town beach, La Rada, with a long promenade, and quieter beaches further west.
Schools
Marbella has the widest choice of international schools, including Aloha College, Swans International School, The English International College and Laude San Pedro. Estepona has The International School Estepona, while Atalaya and Laude sit on the border between the two. That is why families often choose Marbella, Nueva Andalucía or the New Golden Mile. See our overview of international schools.
Getting around
Marbella is closer to Málaga airport: 40 to 50 minutes, compared with around an hour from Estepona. Gibraltar, on the other hand, is closer to Estepona. Frequent flyers therefore often opt for Marbella or the eastern side of Estepona.
Rentals
In September 2026, the average asking rent in Marbella was around €23.60 per m² per month, compared with around €21.10 in Estepona. Marbella has the strongest name among holidaymakers, but Estepona is quickly gaining popularity too.
Which town suits you?
- Choose Marbella if you’re after buzz, prestige, everything within walking distance and an established prime market, or if your children will attend the major international schools.
- Choose Estepona if you want more space, new builds, peace and quiet and an authentic Spanish feel, and don’t mind a twenty-minute drive for a night out.
- The best of both: the New Golden Mile, Benahavís or San Pedro de Alcántara, which sit right between the two.

Food and nightlife
Marbella has the largest and most varied choice of restaurants on the Costa del Sol, with Michelin-starred dining, international cuisines and trendy hotspots. The nightlife in Puerto Banús and on the Golden Mile is also second to none. Estepona is more low-key, but has excellent local cooking, with fresh fish at the harbour, cosy tapas bars in the old town and a growing number of modern restaurants. If you want to discover somewhere new every evening, Marbella is the place for you. If you love authentic Spanish eateries, you’ll feel at home in Estepona straight away.
Investing: where is the greatest potential?
Estepona has seen the strongest price growth in recent years, driven by new developments and the popularity of the New Golden Mile. That means there is still growth potential, but you also need to be selective: not every development offers the same quality or location. Marbella is the more established market: prices rise less quickly, but supply is scarcer and values at the top end hold up exceptionally well. That is why many investors opt for a combination, for example a prime location in Marbella for their own use and a new-build apartment in Estepona to let out.
Our experience
For many of our clients, the decision is only made during the viewings. Those who start in Marbella are sometimes surprised by the space and tranquillity of Estepona. And those who were sure about Estepona sometimes fall for Marbella’s buzz after all. That’s why we always recommend viewing properties in both.
