Nueva Andalucía is the green valley behind Puerto Banús, nestled between the sea and the mountains, and one of the most popular residential areas in Marbella. The area is also known as the Golf Valley, with courses such as Los Naranjos, Las Brisas and Aloha just a few minutes from each other. For families, golfers and anyone who wants to live in Marbella all year round, Nueva Andalucía is often the first choice. This guide explains why.
Where is Nueva Andalucía?
Nueva Andalucía lies in the municipality of Marbella, directly inland from Puerto Banús, between the Golden Mile to the east and San Pedro de Alcántara to the west. The beach and marina are five minutes away, Marbella town centre fifteen minutes and Málaga Airport about 45 minutes to an hour.

La Cerquilla and El Herrojo
Gated villa communities with security, higher up the hill, with spacious villas and plenty of privacy.

Life in Nueva Andalucía
A typical day: a round of golf or a game of padel in the morning, lunch on a terrace, picking the children up from school and a stroll to Puerto Banús for dinner in the evening. On Saturdays there is a popular market by the bullring. Because the area is a valley, summer days can be slightly warmer than on the coast and winter evenings slightly cooler. Pros and cons
Pros: excellent amenities, golf, schools, close to Puerto Banús and the beach, and a strong rental and sales market.
Cons: traffic towards the coast can be heavy during the morning and evening rush hours. Some older developments are in need of renovation.
Tips for buyers
- Choose a property with views of the golf course or the mountains and a south-facing terrace.
- With older villas, check the condition of the roof, the plumbing and the pool.
- Will your children be going to school? Look for a property on the same side as the school to avoid traffic jams.
- Consider renovation projects too: an older villa on a prime plot can rise considerably in value once renovated.

A little history
Nueva Andalucía was developed in the late 1960s by José Banús, the same entrepreneur who built Puerto Banús. The idea was a new residential area around golf courses, with Andalusian-style villas and apartments. With the creation of Los Naranjos, Las Brisas and Aloha, the valley grew into one of Europe's leading golf destinations. Today Nueva Andalucía is a mature, international residential area where people live all year round.
Renovating in Nueva Andalucía
Many of the villas in Nueva Andalucía date from the 1970s, 1980s and 1990s. A lot of them sit on beautiful plots with golf views but are dated in terms of layout, insulation and finish. That creates opportunities. Buy a well-located villa and modernise it, and you can often add considerable value. Modern villas in Los Naranjos and Las Brisas are on the market at more than €14,000 per m², while villas needing renovation in the same streets are priced much lower. Do have an architect and a builder take a look beforehand, and allow a realistic timeline for permits and works. We work with reliable architects and builders who can guide you through the process.
Letting in Nueva Andalucía
Thanks to the golf, the proximity of Puerto Banús and the beaches, Nueva Andalucía is also popular with tenants, both for holidays and for longer stays. Families moving to Marbella often rent here for a year before they buy, which keeps the rental market stable. The average asking rent was around €25 per m² per month in August 2026.
