What is The Zity?

Construction has started. In the residential district of Distrito Z, this is one of the few residential developments just a few metres from the area's only commuter train stop. The development consists of two buildings with a total of 73 homes with one, two or three bedrooms, each with a terrace and all with a garage space and a storage room. The three-bedroom homes have two parking spaces. The ground-floor homes have large gardens and the penthouses a solarium.

Communal facilities

All year round you can enjoy a saltwater pool with night lighting, a fully equipped gym, an outdoor kitchen with barbecue, gardens and green spaces, bicycle storage and a communal rooftop solarium. The complex is gated.

Finishes and energy

The homes have a central aerothermal system, ducted air conditioning, a fitted kitchen with hob, oven and extractor hood, thermally broken windows with motorised shutters, and fully finished bathrooms. With an AA energy rating, these are healthy, low-consumption homes. The project was selected as one of ten European showcase projects within the Level(s) framework for sustainable building.

Prices and payment in October 2026

We currently have no homes at The Zity in our listings, so ask us for the latest price list and availability. When you buy a new build, you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

The payment schedule is 10% on signing the purchase contract, 10% during construction and 80% on completion. Completion is planned for the first quarter of 2027.

The location: Distrito Z

Distrito Z is a new residential neighbourhood in the west of Málaga, in the Cruz de Humilladero district. The project is just a few metres from the neighbourhood's only commuter train stop, so you can be in the city centre or at the airport in no time. Shops, schools and all the amenities of a modern neighbourhood are within walking distance.

Living in Málaga

Málaga is the provincial capital and the beating heart of the Costa del Sol: a real city with a historic centre, museums such as the Picasso Museum and the Centre Pompidou, a revamped port with a waterfront promenade, and beaches right in the city. The international airport is a fifteen-minute drive away, and the high-speed train takes you to Madrid in under three hours.

The east of the city, with neighbourhoods such as El Limonar, La Malagueta, Pedregalejo and Cerrado de Calderón, is residential and set between the sea and the hills. The centre appeals to those who want city life, culture and restaurants within walking distance. Málaga is also a growing hub for technology and knowledge, which keeps demand for homes high all year round.

New builds in Málaga are scarce, especially in the city centre and the east of the city. New developments tend to be in the west, around the port and the newer neighbourhoods, or in small, exclusive buildings in the historic centre and along the coast at El Limonar and Pedregalejo. Buying in Málaga means choosing a real city, with culture, gastronomy, work and the whole coast within easy reach.

Beforehand we send you the plans, the specification list and a breakdown of the purchase costs, so you arrive well prepared. On site we show you not only the home but also the area: the nearest schools and shops, the beach and the golf courses. That way you get an immediate feel for everyday life here.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline. We carry out these legal check together with an independent lawyer, and we guide you from the first viewing right through to the handover of the keys, in your own language.
