What is Portugal 2?

Portugal 2 comprises two homes that combine the comfort of modern living with life by the sea. The main floor features a spacious, bright living room with large windows that flood the rooms with natural light, ideal for time with the family. There is a modern kitchen and a guest WC, with finishes from brands such as Porcelanosa.

Outdoors and basement

Outside, each home has a private garden, perfect for time outdoors, and its own pool where you can relax under the Málaga sun. Each home also has a versatile basement that you can fit out to suit your lifestyle: a gym, a private cinema or a games room. The homes face south, with views of the sea, the beach, the garden and the pool.

Energy efficient

The homes have an aerothermal system for hot water and climate control, plus solar panels to supply electricity, saving up to 60% on power consumption. They also come with fitted wardrobes, double glazing, home automation and a private parking space.

Prices and payment in October 2026

Op 2 November 2026 staan de huizen van Portugal 2 in ons aanbod van €1,445,000 tot €1,470,000. When you buy a new build, you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

We'll send you the payment schedule on request. Completion is planned for the second quarter of 2028, and you may transfer the purchase contract before completion.

The location: East Málaga

The east of Málaga, with neighbourhoods such as La Malagueta, Monte Sancha, El Limonar and Pedregalejo, is the most residential part of the city. You live between the sea and green hills, close to the beaches, chiringuitos and the promenade, with the centre a short drive or stroll away. Schools and shops are nearby, and the airport is around twenty minutes away.

Living in Málaga

Málaga is the provincial capital and the beating heart of the Costa del Sol: a real city with a historic centre, museums such as the Picasso Museum and the Centre Pompidou, a revamped port with a waterfront promenade, and beaches right in the city. The international airport is a fifteen-minute drive away, and the high-speed train takes you to Madrid in under three hours.

The east of the city, with neighbourhoods such as El Limonar, La Malagueta, Pedregalejo and Cerrado de Calderón, is residential and set between the sea and the hills. The centre appeals to those who want city life, culture and restaurants within walking distance. Málaga is also a growing hub for technology and knowledge, which keeps demand for homes high all year round.

New builds in Málaga are scarce, especially in the city centre and the east of the city. New developments tend to be in the west, around the port and the newer neighbourhoods, or in small, exclusive buildings in the historic centre and along the coast at El Limonar and Pedregalejo. Buying in Málaga means choosing a real city, with culture, gastronomy, work and the whole coast within easy reach.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
