Short answer: if you want to live by the beach , look at Costalita, Benamara or El Padrón. For golf and villas the classics are El Paraíso, Atalaya and Valle Romano. With children and all year round , Bel Air, Cancelada and Diana Park suit you, with schools and shops nearby. If you are looking for new builds with sea views, you almost always end up in Selwo or on the hills above the New Golden Mile. On average, sellers in Estepona were asking in September 2026 5,021 euros per m², 17.1% more than a year earlier.
Estepona is big: the municipality stretches along about 20 kilometres of coast, from the Guadalmina river to beyond Valle Romano. Each neighbourhood has its own character. In one you walk to the beach in flip-flops, in another all you hear in the morning are the sprinklers on the golf course. In this guide we put the main urbanisations side by side, so you can quickly see which one suits you. General information about life in the town can be found in living in Estepona,.

What does a m² cost per neighbourhood?
Idealista does not publish its own figure for every neighbourhood. Where one exists, you see clear differences (asking prices September 2026):
- Selwo: 7,349 euros per m², +49.7% in a year, due to the large supply of new builds with sea views
- El Paraíso (classified by idealista under Benahavís): 4,987 euros per m², +4.7%
- Benamara-Atalaya (also Hacienda del Sol): 4,314 euros per m², +9.8%
- Estepona average: 5,021 euros per m², +17.1%
An asking price is not the sale price. For older villas that need renovating, the actual price is often lower; for new builds with sea views, it is higher. More figures in the Estepona property market in 2026.
By the beach: Costalita, Benamara, El Padrón and El Presidente
If you want to walk to the sea every day, choose the sea side of the A-7. Costalita lies on the beaches of El Saladillo, with beachfront complexes, beach clubs and a coastal path on the doorstep, and is popular with tenants. Benamara is quieter and greener, without high-rise buildings, with villas and townhouses among the pines. El Padrón is the quietest of the group, with little development, a 1.4 kilometre beach and the centre ten minutes away, but little comes up for sale. El Presidente is a mature urbanisation in Andalusian style, with villas, townhouses and apartments and a lively community, also out of season.
One thing to know: the beaches on this side of Estepona often have dark, coarse sand and pebbles. If you are looking for fine golden sand, you are more likely to find it in the centre at Playa de la Rada.
Golf and villas: El Paraíso, Atalaya and Valle Romano
El Paraíso lies around a classic Gary Player golf course, with large plots, mature gardens and sea views. Many villas date from the 1970s to the 1990s, so sometimes expect renovation. The International School Estepona is on the edge of the neighbourhood. Atalaya is the easternmost part of Estepona, with two 18-hole courses and Puerto Banús about ten minutes away. Valle Romano is more modern: a 2010 golf resort by Cabell B. Robinson, just west of Estepona, with recent apartments and penthouses and the harbour about ten minutes away.
Living all year with children: Bel Air, Cancelada and Diana Park
Bel Air is a green residential area with tree-lined avenues, a tennis and padel club since 1974 and a British primary school. Cancelada is a real Spanish village with a bakery, pharmacy, schools and a sports centre, with modern complexes around it. Around Diana Park, in Nueva Atalaya, you do your shopping on foot in the shopping centre and the Atalaya and El Paraíso golf courses are a few minutes away. For all three: you drive or cycle to the beach, because you live on the mountain side of the A-7. An overview of the schools is in international schools.
New builds with sea views: Selwo and the hills
In Selwo, on the hills above the New Golden Mile, almost everything is new build: modern apartments, penthouses and villas with sea views, good insulation and communal facilities. It is the fastest-growing corner of Estepona. There are still building sites and few shops in the area itself. On the New Golden Mile you find the widest choice of new-build complexes with a pool, between San Pedro and Estepona. For those who want low-maintenance, secure living, Hacienda del Sol is a gated complex with security, pools, padel and spa, within walking distance of the beach.
