Estepona has in just a few years become one of the most popular places on the Costa del Sol to buy a villa . You’ll find beachfront villas, golf villas with sea views and modern new-build villas in the hills, often with more space and a larger plot than in Marbella for the same budget. In this guide you’ll discover where to find the finest villas, what they cost and what to look out for.

How much does a villa in Estepona cost?
- Villa in a golf or hillside neighbourhood: typically from €1 to €1.5 million.
- Modern new-build villa with sea views: often between €1.5 and €4 million.
- Villa on or right by the beach, for example in Casasola: from around €3 million to more than €8 million.
In September 2026 the average asking price for all property types in Estepona was around €5,020 per m². Villas in prime locations are well above that. More figures in our article on the property market.
New build or resale villa?
A new-build villa offers modern architecture, energy efficiency, home automation and guarantees. You pay 10% VAT and 1.2% stamp duty (AJD). A resale villa is often in an established neighbourhood with a mature garden and is available straight away. In that case you pay 7% transfer tax (ITP). Many buyers combine the two: a resale villa in a prime location, which they then modernise. Also read New developments in Estepona.
What to look out for with a villa in Estepona
- Position relative to the coastal road: villas close to the A-7 may suffer from traffic noise.
- Distance to the beach and town centre: do you want to walk to the sea, or is a short drive fine?
- Orientation and views: a south-facing terrace with unobstructed sea views has a major impact on value.
- Permits: have it checked that all extensions, pools and outbuildings are legal.
- Build quality: with new builds, the developer’s reputation is essential. Visit projects they have previously completed.
- Rental potential: check the rules if you plan to let the property.

Finding your villa in Estepona
We know Estepona’s villa neighbourhoods and new developments inside out, and have access to villas that aren’t online. Tell us what you’re looking for and we’ll put together a tailored selection and plan your viewings. Browse our Prestige collection, our new developments or get in touch with us.
Our approach to finding your villa
Before we show you any villas, we discuss what really matters to you: sea views or a garden, walking distance to the beach or peace in the hills, new build or renovation, your own use or rental. Based on that, we make a selection from the entire market, including villas that are not publicly for sale. During the viewings we tell you honestly what we see: the strengths, but also the points to watch. Once you’ve made your choice, we guide you through the negotiation, the legal checks and the purchase, right up to the notary. And we’re still there for you afterwards, for example with contacts for builders, gardeners or a property manager.
Renovating in Estepona
Older villas in established neighbourhoods such as El Paraíso or Atalaya often sit on excellent plots, but are not always finished to a modern standard. A thorough renovation can turn such a villa into a home that rivals a new build, in a better location and often with a larger garden.
