The New Golden Mile in Estepona: a guide to living and buying

Geert & Martine, makelaars aan de Costa del Sol sinds 2018 · 18 October 2026

The New Golden Mile is one of the fastest-growing luxury areas on the Costa del Sol. While the classic Golden Mile of Marbella is almost fully built up, here you can still find new villas and apartments on the beach, spacious golf villas and a more relaxed pace of life, just fifteen minutes from Puerto Banús. In this guide you will discover exactly where the New Golden Mile lies, which areas are the most interesting and what you can expect to pay.

Where is the New Golden Mile?

The New Golden Mile is the coastal strip along the old coast road between San Pedro de Alcántara (Marbella) and the centre of Estepona. The area starts roughly at Guadalmina and runs past the Kempinski Hotel to the edge of Estepona. The name is a nod to Marbella’s famous Golden Mile: here too, luxury hotels, villa neighbourhoods and golf courses sit side by side.

  • Puerto Banús: about 15 km
  • San Pedro de Alcántara: about 11 km
  • Marbella’s Golden Mile: about 19 km
  • Málaga airport: about a 45-minute drive
  • Gibraltar airport: about a 50-minute drive

Why are more and more buyers choosing the New Golden Mile?

More space for your budget

In 2025 the average sale price in Estepona was around €3,200 per m², compared with some €4,400 in Marbella (notary data). For the same budget you therefore often get a larger home, a bigger terrace or a garden. At the same time, asking prices in Estepona rose by 17% in a single year: the market has discovered the New Golden Mile.

New builds by the sea

While Marbella has hardly any building land left, Estepona is seeing a wave of new projects. In the first quarter of 2026, 540 homes received building permits in Estepona, compared with 35 in Marbella. If you are looking for a modern home with the latest technology, this is where you will find the widest choice. Take a look at our new developments.

Peace, nature and golf

Life moves at a gentler pace than in Marbella. You have wide beaches, golf courses with views of the sea and mountains, and yet every amenity close at hand.

The main areas

On the beach

Along the coast you will find exclusive developments with direct beach access, such as Torre Bermeja, Cabo Bermejo, Los Granados del Mar, Emare, Las Nayades and Alcazaba Beach. Ideal if you want to wake up to the sound of the sea.

Casasola and El Presidente

Villa neighbourhoods close to the beach. Casasola is known for its large plots, while El Presidente is popular with families.

El Paraíso

An established, leafy villa area on the mountain side around El Paraíso Golf Club, with two courses designed by Gary Player. Spacious villas, quiet streets and often sea views.

Los Flamingos

A gated golf resort around the five-star Anantara Villa Padierna hotel, with modern apartments and villas and views along the coast.

Around the Kempinski Hotel

The Kempinski is one of the landmarks of the New Golden Mile. In the surrounding area you will find branded hotel residences and exclusive seafront villas.

Golf, beaches and hotels

  • Golf: El Paraíso Golf Club, Los Flamingos Golf, La Resina and the Guadalmina and Atalaya courses a short drive away.
  • Hotels: Kempinski, Anantara Villa Padierna, Las Dunas and Ikos Andalucía.

And if you fancy a night out, Puerto Banús is fifteen minutes away. It is a lifestyle that combines tranquillity and luxury, without the bustle of the classic Golden Mile.

Rental potential

The New Golden Mile is popular with holidaymakers looking for peace, golf and the beach. Modern apartments in complexes with a pool and direct beach access are especially sought after.
