Living in Estepona

Estepona calls itself the garden of the Costa del Sol, and a walk through the old town shows why: white lanes lined with flowerpots, little squares with orange trees and colourful murals on the façades. It is a real Spanish town with its own rhythm, a fishing port, a long promenade and a market, where life goes on in winter too. At the same time, Estepona has become one of the most popular places for international buyers in recent years.

The areas of Estepona

The New Golden Mile is the coastal strip between San Pedro and Estepona town, with beachfront complexes, beach clubs and hotels such as the Kempinski. It includes Costalita, Diana Park, El Padrón, El Presidente, Hacienda del Sol and Benamara. On the hills behind are the golf areas of El Paraíso, Atalaya, Cancelada, Bel Air and Selwo, with villas, townhouses and plenty of sea-view new builds. West of town lies Valle Romano, a golf resort with apartments and villas on the hills towards Casares.

Prices: a rising market

Estepona has been one of the coast's strongest risers over the past year. According to idealista, the average asking price in September 2026 was €5,021 per m², 17.1% higher than a year earlier. In Estepona town itself the average was around €4,402 per m², so half a million buys about 114 square metres, often with a glimpse of the sea. On the New Golden Mile and in Selwo, where much of the new-build supply is sold, you pay noticeably more. Bear in mind that figures for smaller districts fluctuate because of the limited number of sales.

Beaches, golf and schools

The town beaches of La Rada and El Cristo are within walking distance of the centre, and long sandy beaches with beach clubs run along the New Golden Mile. Estepona has eight golf courses, including El Paraíso, Atalaya Old and New and Valle Romano. The school choice for families is strong: Atalaya Colegio Internacional, The International School Estepona, Queens British Grammar School and Schellhammer International School. The marina, Selwo Aventura and the orchid house in the centre round off the weekend.

Getting around

Málaga airport is about seventy minutes away via the AP-7, and from the western part of the municipality Gibraltar is often quicker. Marbella and Puerto Banús are twenty to thirty minutes away. There is no train, so a car is useful, although in town you can do everything on foot. A coastal railway from Málaga via Marbella to Estepona and Algeciras is being studied by the Spanish government, but there is no date, so do not buy on that promise. Coastal bus services, however, are good.

New build or resale, and who is it for?

Estepona is currently one of the largest new-build markets on the Costa del Sol, with contemporary apartments and villas in Selwo, Cancelada, El Paraíso and along the New Golden Mile. Resale homes in town and in older urbanisations often give more space per euro. Estepona suits families, retirees who want to live year-round, golfers and investors buying to let. If you want to be close to the airport or are after a glamorous feel, look further east.
