The Golden Triangle: Marbella, Benahavís and Estepona compared

Geert & Martine, makelaars aan de Costa del Sol sinds 2018 · 18 October 2026

Marbella, Benahavís and Estepona lie side by side on the western Costa del Sol and together form what estate agents call the Golden Triangle. This is where most of southern Spain's luxury property is sold, and where most international buyers purchase their villa or penthouse. Yet the three municipalities are very different. In this guide we compare them, so you know which corner of the triangle suits you best.

What is the Golden Triangle?

The term refers to the area between Marbella in the east, Estepona in the west and Benahavís in the hills behind. Together they cover some forty kilometres of coastline and a green hinterland stretching into the mountains of the Serranía de Ronda. Within this triangle lie the Golden Mile, Puerto Banús, Sierra Blanca, Nueva Andalucía, La Zagaleta, El Madroñal, the New Golden Mile and dozens of golf courses. Everything is within half an hour's drive of everything else.

Marbella: prestige and buzz

Marbella is the best-known name and the beating heart of the triangle. Here you will find the Golden Mile, Puerto Banús, the Old Town, Sierra Blanca and Los Monteros. It is the most expensive and most established market, with a limited supply of new homes. Choose Marbella if you want everything within walking distance: beach, restaurants, schools and shops. Read more in our guides to the Golden Mile, Sierra Blanca and the most exclusive neighbourhoods.

Benahavís: privacy and space

Benahavís is the smallest but most international municipality in the triangle: 84% of buyers come from abroad. It is home to the large private estates of La Zagaleta and El Madroñal, golf communities such as La Quinta and Los Arqueros, and a charming white mountain village. Choose Benahavís if you are looking for space, nature, views and security, ten to twenty minutes from the coast. See our guides to buying a home in Benahavís,, La Zagaleta and El Madroñal.

Estepona: growth and new developments

Estepona is the fastest-growing corner of the triangle. Prices have risen the most and there is by far the most construction. The old town is one of the prettiest on the coast, and the New Golden Mile is attracting more and more luxury buyers. Choose Estepona if you are looking for modern new builds, more space for your money and an authentic Spanish atmosphere. Read our guides to living in Estepona,, buying a villa in Estepona and the New Golden Mile.

Which corner of the triangle suits you?

  • You want a prestigious address with everything close by: Marbella, especially the Golden Mile, Sierra Blanca or Nueva Andalucía.
  • You are looking for maximum privacy and a large plot: Benahavís, with La Zagaleta or El Madroñal.
  • You want a new build with sea views and more m² for your money: Estepona and the New Golden Mile.
  • You love golf: Nueva Andalucía, Benahavís or El Paraíso in Estepona.
  • You have school-age children: Nueva Andalucía, Sierra Blanca, Guadalmina or the New Golden Mile, close to the international schools.

Why buy in the Golden Triangle?

The Golden Triangle combines an exceptional climate, Málaga airport 40 to 60 minutes away, international schools, golf, fine dining and a worldwide reputation. Thanks to the limited supply of building land in Marbella and strong international demand, property here holds its value well. In 2025 more than 8,500 homes were sold across the three municipalities, the vast majority to foreign buyers. Also read our article on the property market in 2026.

Making the most of price differences

Within the triangle, price differences can be substantial, even between areas just a few minutes apart. A villa in Los Arqueros or El Paraíso often costs considerably less per m² than a comparable villa in Nueva Andalucía, while you are in Puerto Banús just as quickly. Conversely, you pay a clear premium for an address on the Golden Mile or in La Zagaleta, but you are also buying the most value-stable property on the coast. A good estate agent will help you understand and make the most of these differences.

Getting around the triangle

  • Marbella town centre to Puerto Banús: about 10 to 15 minutes.
  • Puerto Banús to Benahavís village: about 15 minutes.
  • Puerto Banús to Estepona town centre: about 20 minutes.
  • Málaga airport: 40 to 50 minutes to Marbella, 50 to 60 minutes to Benahavís and Estepona.

How we work across the triangle

Many buyers start with a clear picture, such as a villa on the Golden Mile, and discover during viewings that another corner of the triangle suits them better. That is why we often deliberately spread out a first viewing day: a few properties in Marbella, a few in Benahavís and a few in Estepona. That way you can compare the atmosphere, the views, the accessibility and the price on the spot, and make an informed choice.
