Guadalmina and San Pedro de Alcántara: relaxed luxury living between golf and sea

Geert & Martine, makelaars aan de Costa del Sol sinds 2018 · 18 October 2026

On the western side of Marbella, between Puerto Banús and the New Golden Mile, lies San Pedro de Alcántara. It is a real town with its own character, a beautiful boulevard and a lively centre. On the coast lies Guadalmina, one of Marbella's oldest and most sought-after villa areas, set around the Real Club de Golf Guadalmina course. In this guide you will discover why more and more buyers are making their home here.

Where are San Pedro and Guadalmina?

San Pedro de Alcántara is part of the municipality of Marbella and lies around ten kilometres west of the town centre. Puerto Banús is five minutes away, Marbella town centre fifteen minutes and Málaga airport around 45 minutes to an hour. Guadalmina lies on the western edge of San Pedro, on the border with Estepona and the New Golden Mile.

Guadalmina: villas between golf and sea

Guadalmina is divided into two parts. Guadalmina Baja lies by the sea, with large villas on generous plots, leafy avenues and the south golf course. Families seeking peace and discretion have lived here for generations. Guadalmina Alta lies across the coastal road, around the north golf course, with villas, townhouses and apartments.

The Real Club de Golf Guadalmina is one of the oldest golf clubs on the Costa del Sol, with two courses and a welcoming clubhouse. For golfers, living in Guadalmina is ideal: the first tee is practically on your doorstep.

San Pedro de Alcántara: a real town

San Pedro has everything you need to live here all year round: supermarkets, shops, restaurants, markets, doctors and schools. The centre has been extensively regenerated in recent years, with a green boulevard and a pleasant beach promenade. The atmosphere is Spanish and relaxed, less touristy than Puerto Banús.

History lovers will also find some remarkable sites in San Pedro: the early Christian basilica of Vega del Mar and the Roman baths of Las Bóvedas on the coast.

What does it cost to live in San Pedro and Guadalmina?

In August 2026 the average asking price in San Pedro de Alcántara was around €4,600 per m² (idealista), below the Marbella average. In Guadalmina Baja, prices for seafront or frontline golf villas are considerably higher. As a guide:

  • Apartment in San Pedro: often from €350,000 to €700,000.
  • Townhouse or villa in Guadalmina Alta: usually from €800,000 to €2 million.
  • Villa in Guadalmina Baja: usually from €2 million, and well over €5 million on the seafront.

Why do families choose this area?

  • Schools: Laude San Pedro International College, Atalaya and Colegio San José are close by. See our overview of international schools.
  • Peace and safety: green, quiet streets, far from the nightlife.
  • Everything close by: beach, golf, shops and Puerto Banús just minutes away.
  • More space for your budget: compared with the Golden Mile or Sierra Blanca.

Guadalmina, Nueva Andalucía or the New Golden Mile?

Guadalmina is quieter and more established, with large plots by the sea. Nueva Andalucía is livelier and closer to Puerto Banús, with more golf courses. The New Golden Mile offers the most new-build property. Read our guides to Nueva Andalucía and the New Golden Mile.

Tips for buyers

  1. In Guadalmina Baja, the difference between frontline beach, frontline golf and the streets behind is significant. Compare carefully.
  2. Older villas on large plots offer renovation potential. Have an architect take a look beforehand.
  3. Check the permits for extensions and outbuildings.
  4. Visit San Pedro on an ordinary weekday too, to get a feel for the atmosphere.

A day in Guadalmina

You start the day with a walk along the sea in Guadalmina Baja, where the villas reach right down to the beach. Then a round of golf at the Real Club de Golf Guadalmina and lunch on the clubhouse terrace. In the afternoon you pop into San Pedro town centre for some shopping or a coffee on the boulevard. In the evening you drive five minutes to Puerto Banús for dinner, or simply enjoy the peace of your own garden.

Beach and promenade

San Pedro has a lovely beach promenade with chiringuitos and beach clubs. From Guadalmina Baja you can walk along the coastal path to San Pedro and on towards Puerto Banús. It is one of the most pleasant walking routes on the western Costa del Sol.

Investing in San Pedro and Guadalmina

The regeneration of San Pedro's town centre has made the area more attractive to buyers and tenants. At the same time, prices are still below those of central Marbella and the Golden Mile. That makes San Pedro appealing if you are looking for a good balance between price and location. In Guadalmina Baja, seafront villas are scarce and hold their value very well, as hardly any new supply comes onto the market. New-build property is mainly found in the area towards the New Golden Mile. Also read Buying a new build in Marbella and the property market in 2026.

Getting around

San Pedro sits right on the A-7 coastal road and the AP-7 toll motorway. A tunnel under the centre keeps through traffic out of the town. So you combine peace and quiet with fast connections to Marbella, Estepona and the airport.
