Sierra Blanca Marbella: buying a villa in the safest neighbourhood beneath La Concha

Geert & Martine, makelaars aan de Costa del Sol sinds 2018 · 18 October 2026

Sierra Blanca is one of the most sought-after villa areas in Marbella. At the foot of La Concha, ten minutes from both the town centre and Puerto Banús, families from all over the world live here in spacious villas with sea views. What makes Sierra Blanca so special is its combination of security, privacy and proximity. In this guide you will find everything you need to know if you are considering a villa here.

Where is Sierra Blanca?

Sierra Blanca sits just above the Golden Mile, on the mountain side, against the slopes of the Sierra Blanca range and La Concha. From here it is a five to ten-minute drive to Marbella town centre, the Golden Mile and Puerto Banús. The beach is a few minutes away, and Málaga airport around 45 minutes.

Why Sierra Blanca is so sought after

Security

Sierra Blanca is a gated community with barriers and round-the-clock security. For families, and for owners who leave their home empty for part of the year, that brings great peace of mind.

Privacy and space

The villas stand on generous plots with mature gardens. The streets are quiet and green, with little through traffic.

Views

Thanks to the elevated position, many villas enjoy panoramic views of the Mediterranean and, on a clear day, as far as Gibraltar and Africa.

Proximity

Unlike estates higher up in the mountains, in Sierra Blanca you live just minutes from everything: restaurants, beach clubs, shops, schools and golf.

Property in Sierra Blanca

The market consists mainly of detached villas, from classic Andalusian villas with white façades and terracotta roof tiles to ultra-modern architect-designed villas with infinity pools and expanses of glass. There are also a few exclusive apartment complexes with concierge services and security, such as in and around Sierra Blanca Country Club.

How much does a villa in Sierra Blanca cost?

In August 2026 the average asking price in Sierra Blanca was around €6,760 per m² (idealista). That average also includes apartments. Villas are often considerably higher: in 2026 a 664 m² villa in Sierra Blanca was listed at almost €10 million, or around €15,000 per m². As a guide:

  • Apartment in an exclusive complex: often between €800,000 and €2 million.
  • Villa to renovate: usually from €3 million.
  • Modern villa with sea views: from around €5 million to over €15 million.

Schools nearby

Swans International School is close by, and Aloha College and other international schools in Nueva Andalucía are a short drive away. That makes Sierra Blanca particularly popular with international families. See our overview of international schools.

Sierra Blanca or La Zagaleta?

Both are gated and guarded, but their character differs. La Zagaleta is a vast estate in the mountains with its own golf courses and maximum seclusion. Sierra Blanca is close to the town and the sea. If you want to get to school, the beach or restaurants every day, Sierra Blanca is often the choice. If you are after the ultimate in privacy, La Zagaleta is the one. Tips for buyers in Sierra Blanca

  1. Position within the community: higher villas have better views, while lower villas are closer to the Golden Mile.
  2. Renovation potential: an older villa on a prime plot can be worth much more after renovation. Have an architect take a look beforehand.
  3. Permits: check that all extensions and swimming pools are legal.
  4. Community fees: security and maintenance of the community are shared. Ask for the exact amount.

A short history of Sierra Blanca

Sierra Blanca was developed in the 1960s and 1970s as one of Marbella's first exclusive villa communities, at a time when the town was growing into an international destination. Early on, it attracted affluent families from Europe and the Middle East. Thanks to its fixed boundaries, strict building regulations and generous plots, Sierra Blanca has kept its exclusive character to this day. Many of the original villas have since been replaced or thoroughly renovated, so today you will find a mix of classic and ultra-modern architecture.

Life in Sierra Blanca

Life in Sierra Blanca is quiet and private, but never remote. In the morning you drop the children at school, walk or cycle up the mountain towards La Concha, and fifteen minutes later you are sitting in a beach club on the Golden Mile. In the evening you dine in the old town or in Puerto Banús, then return to a quiet, secure community overlooking the twinkling lights of the coast. It is this combination of tranquillity and proximity that makes Sierra Blanca so valuable, and it is why homes here rarely stay on the market for long.

Investing in Sierra Blanca

Because the community has fixed boundaries and no new plots are being added, supply remains limited. That supports long-term value. The rental market is strong too: villas in Sierra Blanca are in high demand among international families in summer. For more figures, read our article on the property market in 2026.
