When people think of exclusive living in Benahavís , they often think of La Zagaleta first. But just across the road to Ronda lies El Madroñal: a green, gated villa estate that connoisseurs rate at least as highly. Large plots, cork oak and pine woods, panoramic views as far as Gibraltar and Africa, and yet just ten minutes from Puerto Banús. In this guide you will discover what makes El Madroñal so special and what you pay there.
Where is El Madroñal?
El Madroñal lies in the municipality of Benahavís, at around 400 metres above sea level along the A-397, the road from San Pedro de Alcántara to Ronda. The estate borders La Heredia and lies opposite La Zagaleta. You can drive to San Pedro in a few minutes, to Puerto Banús in about ten minutes and to the centre of Marbellain a quarter of an hour. Málaga Airport is about 45 minutes away, Gibraltar around an hour.
What makes El Madroñal special?
Nature and space
The estate covers some 220 hectares of pine and cork oak woodland, olive trees and strawberry trees, madroños in Spanish, from which El Madroñal takes its name. There are around 150 villas, spread over large plots. As a result, it feels more like a nature reserve than a residential area.
Security
El Madroñal is a gated estate with manned entrances and round-the-clock security. For anyone who leaves their home empty for part of the year, that is a great reassurance.
Views and climate
Thanks to the elevation, many villas enjoy breathtaking views over the coast and the mountains and, on clear days, as far as the Moroccan coast. In summer the altitude brings a fresh breeze and pleasant evenings.
Building plots are still available
Unlike La Zagaleta or most areas of Marbella, El Madroñal still has plots for sale. That makes it one of the few places in the Golden Triangle where you can still build a completely new villa to your own design in a prime location.
How much does a villa in El Madroñal cost?
The average asking price in El Madroñal in September 2026 was around €8,070 per m² (idealista), on a par with La Zagaleta and the Golden Mile. As a guide:
- Building plots: from a few hundred thousand euros for the smaller plots of around 2,500 to 3,000 m², up to around €3 million for the largest plots.
- Villas: usually from around €2 million to more than €10 million, depending on size, views and finish.
On top of that, allow 10 to 13 per cent for buying costs and annual community fees for security and the upkeep of roads and green spaces.
El Madroñal or La Zagaleta?
Both are exclusive, secure estates with large villas and sweeping views. La Zagaleta is larger, has private golf courses, an equestrian centre and a clubhouse, and is better known internationally. El Madroñal is smaller and more intimate, has no golf course of its own but is close to La Quinta, Los Arqueros and Marbella Club Golf, and still offers building plots. For a comparable villa you often pay a little less in El Madroñal. Also read our guide to La Zagaleta.
Building in El Madroñal
If you buy a plot, you can have a villa designed that meets your every wish. Bear in mind that the design, permit and construction process can easily take two to three years. Have it checked beforehand what may be built on the plot, how the land lies and what the groundwork will cost, because on sloping plots these costs can mount up. We are happy to put you in touch with architects and builders experienced in Benahavís. Also take a look at our building land.
Who is El Madroñal for?
- For those seeking privacy, nature and security, close to the coast.
- For families who want space, with the international schools of San Pedro and Nueva Andalucía close by.
- For those who want to build on a prime plot themselves.
- For golfers who like to play a variety of courses nearby.
Living in El Madroñal
Life in El Madroñal is quiet and private. In the morning you mainly hear birdsong, during the day you enjoy your garden and pool with views over the coast, and for lunch by the sea or dinner in Puerto Banús you are down the hill in ten minutes. The mountain village of Benahavís, known for its restaurants, is also just around the corner. Read more in our guide to Benahavís.

A little history
El Madroñal was originally a large country estate owned by an Andalusian family, and in the second half of the twentieth century it was developed into a discreet villa estate for international families. That history explains its character today: little building, lots of nature and a strong emphasis on privacy. Many residents know each other, but everyone respects each other's peace and quiet.
What to check when buying
- Location and orientation: the views vary greatly from plot to plot. A south-facing villa with unobstructed sea views holds its value best.
- Access and gradient: some plots are steep. Check the driveway, the parking and the usable garden space.
- Permits: have it checked that all buildings, pools and extensions are licensed and registered.
- Utilities: ask about water, electricity, internet and, where relevant, a private well or water tank.
