Apartments in Estepona: from old town to beach
Estepona calls itself the garden of the Costa del Sol, and one walk through the whitewashed, flowerpot-lined streets of the old town shows why. In and around the centre you can buy an apartment with everything on foot: La Rada beach, the port, markets and restaurants. It feels Spanish and is lively all year. Along the promenade are apartments with direct sea views, while further inland you will find newer complexes with gardens and pools.
East of town is the New Golden Mile, with Cancelada, Bel Air, Costalita, El Padrón and El Presidente: modern developments on or near the beach, heading towards San Pedro and Marbella. Golfers look at Atalaya, El Paraíso and Valle Romano. In the hills around Selwo, many new sea-view complexes have gone up in recent years.
Prices and checks
Estepona is on the rise. Idealista recorded an average of €5,021 per m² in September 2026, a full 17.1% higher than a year earlier. The town centre averaged €4,402. On average €500,000 buys around 100 m², or about 114 m² in the centre. New builds on the New Golden Mile or near Selwo give you noticeably fewer square metres for the same money, but modern finishes and large terraces.
With a resale apartment, check the condition of the building, the community fees and any planned works. For homes near the N-340 or A-7, it pays to visit in the evening too, to judge the noise. And if you plan to let it, ask whether the community allows holiday rentals and whether a licence already exists.
