Casares is one of the quietest places on the western Costa del Sol to buy a villa. Along the coast, in Casares Costa and Bahía de Casares, you will find townhouses and villas close to the beach. On the hills above lie Casares Golf, Doña Julia and the estate around Finca Cortesín, with villas overlooking the golf courses, the sea and, on clear days, Gibraltar and Africa.

If you are after authenticity, look in and around Casares Pueblo: whitewashed village houses on steep lanes and rural fincas with olive trees and mountain views. It feels far from the coast, yet the beach is about half an hour's drive away.

Casares mainly attracts buyers who value space and silence over nightlife: retirees, golfers and families looking for a second home. Estepona, with its schools, shops and marina, is about 15 to 20 minutes' drive from the Casares coast.

Prices and checks

Idealista recorded an average asking price of €3,197 per m² in Casares in August 2026, 3.7% lower than a year earlier (no September figure was available). That makes Casares one of the most affordable municipalities on the western coast. Coastal townhouses and village houses are the entry point, while villas around Finca Cortesín are in a clearly higher bracket. New villas are appearing mainly on the golf hills.

With fincas and country houses outside the urbanisations, legal due diligence is essential: check that the house was built legally or has been regularised, how water and electricity are supplied and what the access road is. In the urbanisations the usual checks apply: legality of extensions, condition of roof and pool, and community fees.
