About Arrecife
At Arrecife, sea views are not a bonus reserved for the top floor. All five homes on our list are listed with them, including the ground-floor apartment. The development is in Buenas Noches, the coastal part of Casares between Estepona and Manilva, at around 19 metres above sea level. You choose from apartments and penthouses with 2, 3 or 4 bedrooms, each with 2 bathrooms.
Arrecife is a gated complex with lifts, communal pools and a parking space and storage room with every home. According to another agent, it consists of nine blocks and construction began in June 2024. The same source mentions separate pools for adults and children, a gym, a coworking space, a social room and a children's play area. These facilities are not in our own data, so we confirm them at reservation.
The two most expensive homes are ready first: a 4-bedroom, 232 m² apartment on the second floor for €650,000, and a 3-bedroom penthouse with a 65 m² terrace for €715,000. Both are scheduled for December 2026. The other homes, from €398,000 to €620,000, will be completed in June 2028. So you can choose between moving in almost straight away or having more time to pay.

Location
Buenas Noches is a strip along the Casares coast, between Estepona town centre and La Duquesa marina. It is a residential area where several new complexes have appeared in recent years. According to the description, you have easy access to the N-340 and the toll motorway. From here you are quickly in Estepona or Sotogrande without getting stuck in Marbella traffic. The white village of Casares lies inland, a 22-minute drive away.
Our project data puts the beach at 400 metres. Our own measurement from the given coordinates comes out higher, with Playa Costa Natura a 7-minute drive away; we check this on site. Lidl is 4 minutes away, golf 6 minutes and the hospital in Estepona 8 minutes. You reach La Duquesa marina in 8 minutes, Estepona town centre in 14 and Sotogrande in 18. Gibraltar Airport is 41 minutes away, Málaga 70.
We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views
Here the sun rises at 7:03 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Arrecife sits at around 19 metres above sea level.
All homes on our list are listed with sea views. Another source mentions a south-facing orientation for the 4-bedroom apartment; we confirm the orientation and line of sight on the plans for each home.
Homes and finishes
In our data, all homes have energy rating B, and air conditioning is listed for most types. Another agent also mentions porcelain floors, walk-in showers, built-in wardrobes, a fully fitted kitchen, double glazing and aerothermal hot water, with underfloor heating, though it is unclear whether this covers the whole home or just the bathrooms. That last point is exactly what we check in writing in the specifications, along with the bank guarantee on your stage payments.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Arrecife through Privé.

Points to consider
- The distance to the beach varies between sources; we measure it ourselves.
- Most homes will not be completed until June 2028.
- Going from 2 to 3 bedrooms raises the price by €222,000.
- Resale homes in Casares cost 24% less per m².
- Not all facilities mentioned by other sources are confirmed in our data.
Who is Arrecife right for?
Arrecife suits families looking for space: a 4-bedroom apartment is rarely this affordable per m². If you want to move in soon, you will also find a home here for December 2026. On a tight budget, you may find the €398,000 entry price plus costs on the high side, and if you want to do everything on foot, this is not the ideal location.

Off market: what you will not find online
Not every property on the Costa del Sol ends up on a website.
Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. When will Arrecife be ready?
Two homes are scheduled for December 2026, the other three on our list for June 2028. So completion depends on the home you choose.
Do all homes at Arrecife have sea views?
On our list, yes: all five homes are listed with sea views. How open that view is varies by floor. We show you what you will actually see from each home.
What does the cheapest home at Arrecife cost all in?
For the €398,000 apartment, with VAT, stamp duty, notary and lawyer, expect around €449,776, or 13% on top of the price.
Do I pay more if I buy Arrecife through Imagine Marbella?
No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.
