About Finca Cortesin

Finca Cortesín is a familiar name to many buyers: it is the resort with the five-star hotel and the golf course that hosted the Solheim Cup in 2023. In the Pedregales area, four newly built villas are for sale in our data, priced between €4,900,000 and €8,700,000. They were completed in December 2023 and there is a show home. So you are not buying a promise here, but a house you can walk into today.

The villas have a distinctive style: white volumes finished with traditional Mediterranean natural stone, in the spirit of Ibiza houses. They have two floors. Downstairs is a large living area with high ceilings and plenty of glass, and a kitchen with Gaggenau appliances. Two guest bedrooms on the ground floor open directly onto the garden. Upstairs are the other bedrooms, each with its own bathroom, linked by a gallery overlooking the living room.

Each villa stands on a plot of at least 1,690 m², with a private pool, a covered terrace for dining outdoors, palm trees and flowering borders. There is a private driveway for 2 cars, a storage room and energy rating B. The four villas differ greatly in size: from 578 m² to 795 m² built, and from 4 to 6 bedrooms.

Finca Cortesin in figures

Here you are clearly paying for the name and the location. The median price of €8,715 per m² is 81% above the new-build median in Casares (€4,804, 15 developments) and 173% above resale homes in Casares (€3,197 per m², idealista, August 2026). Within the development, prices also vary widely: from €6,684 to €10,943 per m². More bedrooms do not automatically mean a higher price here. The 4-bedroom villa costs €5,750,000, more than the 6-bedroom villa at €5,200,000, because it has a 327 m² terrace and a larger plot. The cheapest villa at €4,900,000 costs around €5,537,500 all in: €490,000 VAT, €58,800 stamp duty, €29,400 notary and €59,300 lawyer.

Location

Finca Cortesín is in the municipality of Casares, in the hills between Estepona and Sotogrande, slightly inland from the coast. It is a gated resort with an intimate five-star hotel, an 18-hole golf course, a spa of over 2,000 m² and a beach club by the sea. The villas in Pedregales sit at around 93 metres above sea level, in green surroundings with no high-rise buildings. Living here means choosing privacy and tranquillity, with hotel facilities close at hand.

In daily life a car is essential, but distances are short. Lidl is a 6-minute drive away, the hospital in Estepona 10 minutes. You reach the beach, Playa Costa Natura, in 9 minutes and La Duquesa marina in 10. Doña Julia Golf is 11 minutes away, Estepona town centre 16 and the white village of Casares 18. Puerto Banús is 31 minutes away and Málaga airport 72.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:03 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Finca Cortesin sits at around 93 metres above sea level.

According to the description, you look out over the golf course and the surrounding mountains. Sea views are not confirmed; for each villa we check on site what you actually see from the terrace and the upper floor.

Homes and finishes

The description mentions high ceilings, large windows, a modern kitchen with Gaggenau appliances and an en-suite bathroom for every bedroom upstairs. The facades combine white render with natural stone. All villas have energy rating B. Because the homes have been ready since December 2023, we check particularly carefully how they have been maintained in recent years: the pool equipment and climate control, any damp patches, the condition of the garden and irrigation, and whether the developer's warranties are still running.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Finca Cortesin through Privé.

Our honest verdict on Finca Cortesin

Strengths

  • Key-ready since December 2023, with a show home to judge the quality for yourself.
  • Plots of 1,690 to 2,520 m² with a private pool, unusually large for a new build.
  • Within a resort with a hotel, world-class golf course, spa and beach club.
  • Up to 327 m² of terrace with the 4-bedroom villa.
  • Supermarket a 6-minute drive and hospital a 10-minute drive away.

Points to consider

  • Price per m² 173% above resale homes in Casares; the name comes at a price.
  • Completed almost three years ago and still unsold; ask why, and how much room there is to negotiate.
  • No sea views confirmed; the outlook is mainly golf and mountains.
  • On top of €4,900,000 come roughly €637,500 in taxes and costs.
  • A large garden and pool mean annual maintenance costs you need to budget for.

Who is Finca Cortesin right for?

These villas suit buyers who value privacy, space and an established name more than sea views, and who want to use the facilities of a hotel resort: golfers, large families, people who often have guests. If you are mainly after rental yield, or a villa overlooking the Mediterranean, you will find a better balance between price and location elsewhere in Casares and Estepona.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Frequently asked questions about Finca Cortesin

Is Casares by the sea?

Yes. The historic village of Casares is in the mountains, but the municipality has a stretch of coast between Estepona and Manilva. Finca Cortesín is in that coastal part: the beach is a 9-minute drive away.

Are the villas at Finca Cortesín already finished?

Yes, they were completed in December 2023 and there is a show home. So you can view before you decide and move in straight after the notary signing.

Why is the 4-bedroom villa more expensive than the 6-bedroom one?

The 4-bedroom villa costs €5,750,000 and has 327 m² of terrace on a 1,937 m² plot. The 6-bedroom villa at €5,200,000 has 96 m² of terrace. So you are paying for outdoor space, not for rooms.

How much tax do you pay on a new villa at Finca Cortesín?

On a new build you pay 10% VAT and stamp duty, plus notary and lawyer's fees. For the €4,900,000 villa, that comes to around €5,537,500 in total.

Do I pay more if I buy Finca Cortesin through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Finca Cortesin, that adds up to around 13.0%.
