What is Privilege Suites?

Privilege Suites is an exclusive development of just 15 homes in a privileged setting, offering the very best in comfort, privacy and design. The project stands out for its location, its south-facing orientation, its generous communal areas and its high-quality specifications. The homes

The apartments have large terraces and are finished with the finest materials. Every home comes with a parking space and a storage room, and the three-bedroom homes have two parking spaces. The ground-floor homes have a semi-basement with natural light, ventilation and direct access from the car park, a laundry room and large terraces with room for a jacuzzi. The corner homes also have a private garden. The penthouses have a large front terrace and a private solarium with a pool. All homes feature underfloor heating, air conditioning, home automation, an alarm system, double glazing and an EV charging point.

Communal areas

Prices and payment in October 2026

As of 1 November 2026, our listings at Privilege Suites range from €620,000 to €1,550,000. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

You pay €10,000 on reservation, 30% on signing the purchase contract, 10% during construction and the remaining 60% on completion. The project has a building licence. Construction started in the second quarter of 2025 and completion is planned for the first quarter of 2028. A mortgage is possible.

The location: Casares Costa

Privilege Suites is located in Casares Costa, just a few minutes from the sea. The beaches and beach clubs of Casares, golf courses such as Doña Julia and Finca Cortesín, and Estepona and Puerto de la Duquesa are all close by. There are shops nearby.

Living in Casares

Casares lies between Estepona and Manilva. The old village, one of the most beautiful white villages in Andalusia, clings to a rock inland. On the coast lies Casares Costa, with quiet beaches, the Doña Julia and Casares Costa Golf courses and the luxurious Finca Cortesín with its hotel and golf course.

Casares is greener and quieter than the busy stretch of coast towards Marbella, yet Estepona, Sotogrande and Puerto Banús are only a short drive away via the AP-7 and the A-7. Gibraltar is about half an hour away and Málaga airport about an hour. New builds here often focus on spacious terraces with sea and mountain views.

Most new builds are on the Casares coast, around Doña Julia, Casares Golf, Camarate and Finca Cortesín, with golf, beaches and nature close at hand. Prices here are lower than in Marbella or Estepona, while the surroundings remain green and peaceful. That makes Casares appealing if you're looking for more space, and for buyers who want golf and the beach on their doorstep.

Beforehand, we'll send you the plans, the specification list and a breakdown of the purchase costs, so you arrive well prepared. Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
