Villas for sale in Marbella

Houses and villas for sale in Marbella, from townhouses in Elviria to contemporary sea-view villas in Sierra Blanca and family homes on the golf in Nueva Andalucía.

Houses and villas in Marbella: the main areas

Marbella has 27 km of coastline and each area has its own kind of villa. Nueva Andalucía is the golf valley behind Puerto Banús, with villas around Las Brisas, Los Naranjos and Aloha and a major international school close by. Above the Golden Mile sit Sierra Blanca, Nagüeles and Cascada de Camoján: hillsides with sea views, security and some of the most expensive homes in Spain. To the west, Guadalmina is an established villa area around Marbella's oldest golf club, running from the beach up the hill.

East Marbella is greener and quieter: Elviria, Las Chapas, Hacienda Las Chapas, Los Monteros and Río Real offer generous plots, townhouses and villas close to the dune beaches and the English International College. For a more Spanish feel, look at San Pedro and El Rosario.

Price logic and checks

Marbella averaged €5,967 per m² in September 2026 (idealista), but villas are priced mainly on location, views and plot. A renovated 1980s villa in Guadalmina or Elviria can be far better value than a new build on a smaller plot. A townhouse is the entry point, while a contemporary sea-view villa on the Golden Mile or in Sierra Blanca quickly runs into the millions.

With any villa, always check that all extensions, the pool and pool house are legal and registered, have the roof, plumbing and damp-proofing surveyed, and ask about the IBI and any urbanisation fees.

New-build villas are scarce and often sold off-plan, with modern insulation, underfloor heating and home automation. A resale villa gives you a mature garden, a known neighbourhood and room to negotiate straight away. If you are unsure, we will set both options side by side on total cost, location and rental potential.

Frequently asked questions

How much does a villa in Marbella cost?

It depends heavily on the area and plot. Townhouses in east Marbella or San Pedro are the most affordable, while villas in Sierra Blanca, Nagüeles or on the Golden Mile are among the most expensive in Europe. Tell us your budget and we will show you what is realistic.

Which villa area in Marbella is best for families?

Nueva Andalucía (near Aloha College), Guadalmina and San Pedro (near Laude San Pedro) and Elviria (near the English International College) are all popular with families.

Is renovating an older villa in Marbella worthwhile?

Often, yes: older villas tend to sit on larger plots in established areas. Work through permits, timing and budget with an architect before you commit.
