Short answer: Málaga is a real city of almost 600,000 residents, with culture, a university, a high-speed train and the airport around the corner, and lower prices: on average 3,969 euros per m² in September 2026. Marbella (over 173,000 residents) is more international and upmarket, with beaches, golf and international schools, but more expensive: 5,967 euros per m². If you want city life and culture, choose Málaga. If you want sea, golf and an international community, choose Marbella. Want to let to tourists? Málaga has a halt on new licences; Marbella doesn't.
Málaga or Marbella? It's a question we often get from people who want to live or buy on the Costa del Sol. They're less than an hour's drive apart and share the same mild climate and airport. Yet life there is very different. One is a vibrant Spanish city, the other an international resort with a worldwide name.
In this article we compare both on the points that really matter, with 2026 figures: prices, rent, transport, lifestyle, schools and letting rules. We work in Marbella, Benahavís and Estepona, but we're honest: for some people Málaga is the better choice.

Prices: Málaga is on average a third cheaper
At 3,969 euros per m², in Málaga you pay on average about a third less than in Marbella. For a 100 m² apartment that's a difference of around 200,000 euros on average. But averages hide big differences between areas in both cities. In Marbella you'll find everything from apartments in the centre to villas in Sierra Blanca or on the Golden Mile, with very different prices per m². Lifestyle: city or resort?
Málaga feels like a real Spanish city. The centre is full of museums, tapas bars and shopping streets, with a lively port, a university and a growing tech sector. You live among Spaniards and hear Spanish every day. The city beaches are fine, but not the main draw.
Marbella is more international. Over a third of residents are foreign nationals, and you can easily get by in English. You'll find long beaches, dozens of golf courses nearby, Puerto Banús, gated villa areas and a wide choice of international schools. Getting around
- Airport: Málaga airport is right next to the city. From Marbella it's usually about a 45-minute drive, depending on traffic. Read airports near Marbella.
- Train: Málaga has a high-speed train to Madrid and a commuter line along the coast to Fuengirola. Marbella has no station. A coastal railway to Marbella has been studied for years, but according to Spain's Transport Minister in 2024 it won't arrive within a reasonable timeframe.
- Car: in Marbella you need a car in practice. In Málaga you can easily manage without one in the centre.
Letting: a big difference
If you want to let your property (partly) to tourists, this is an important point. Málaga introduced a three-year halt on new holiday-rental licences in 2025 and is preparing further restrictions. In Marbella there is no general halt. In both cities, though, a new holiday let in an apartment building needs the approval of three fifths of the owners. Rent per m² is higher in Marbella, but so is the purchase price. Read renting out your property in Spain.
