What is Vitae Villas?

Vitae Villas is a new development of detached luxury villas in the municipality of Benahavís, with villas in Monte Mayor and Real de La Quinta. The project has a limited number of villas, each on its own plot, with a contemporary design that deliberately blends into the landscape. The name says it all: vitae means life, and the project is all about living in and with nature.

What sets Vitae Villas apart is the architecture. According to the project description, the villas follow the shape of the land, with a curved floor plan reminiscent of a boomerang. As a result, the living areas and terraces open wide to the south and the view, while the villa sits sheltered against the slope. The roofs are green roofs, planted to keep the home cool in summer and to let the villa blend into the hills when seen from above. Solar panels are available as an option.

Inside, the focus is on space and light: an open living area that flows into an outdoor kitchen and dining area, an infinity pool at the edge of the terrace and large glass walls. The villas are finished with high-quality materials. According to the official project website, each villa has five bedrooms and five bathrooms, plus one or two separate guest toilets, on a plot of about 1,900 to 2,650 m². The villas in Monte Mayor are on two levels; the larger C villas step down the slope over four levels, with a tower room at the top.

Prices and villas in October 2026

On 26 October 2026 there are five Vitae Villas homes in our listings. In Monte Mayor these are villa I3 (plot 2,000 m², 932 m² total area) for € 4.4 million and villa I5 (plot 2,645 m², 976 m²) for € 4.6 million. The three larger villas C8 (plot 1,977 m², 1,429 m²), C9 (2,026 m², 1,312 m²) and C10 (1,914 m², 1,075 m²) are for sale at € 7.45 million, € 7.25 million and € 6.95 million. The C villas are not in Monte Mayor but in Real de La Quinta, near La Quinta in Benahavís. A further Vitae project in Mijas has been announced. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary and land registry fees. Work out the total on buying costs .

For comparison: according to Fotocasa, the average asking price in the Montemayor-Marbella Club area was € 5,816 per m² in October 2026. For new villas with this finish and these views, the price per m² is usually above that average, because the average also includes older homes.

Sustainable living: what does it bring you?

A green roof, good orientation and modern insulation are more than a nice story. A planted roof buffers the heat of the summer sun and keeps the floors below cooler, so the air conditioning has to work less. Choose solar panels and you generate a large share of your own electricity under the Costa del Sol sun. For heating, cooling and hot water the villas use aerothermal energy, a heat pump that draws heat from the outside air and is far more efficient than a conventional boiler.

You notice it not only in your energy bill but also when you sell later: energy-efficient villas with a good energy rating are increasingly sought after by buyers from Northern Europe. Ask for the energy performance certificate (certificado energético) for each villa; for an off-plan new build you first receive the certificate for the design and the final one on completion.

Location: Benahavís and Monte Mayor

The Vitae Villas homes are in the hills of Benahavís: the C villas in Real de La Quinta, right by the La Quinta golf course and a short drive from Puerto Banús, and villas I3 and I5 in Monte Mayor, a gated villa estate of more than 330 hectares in the hills of Benahavís, 54% of which remains green. There is one entrance and exit, guarded day and night. The estate is about 7 kilometres from the coast and 2 kilometres from the village of Benahavís, known for its restaurants. The beach is about 12 minutes by car, Estepona about 15 minutes and Marbella about 20 minutes. Málaga airport is about 50 minutes away.

Golfers are in the front row here. Marbella Club Golf Resort is next to Monte Mayor, the Villa Padierna courses are close by and La Quinta and Los Arqueros are a short drive away. International schools are in San Pedro de Alcántara, Estepona and Marbella. Above the estate are the remains of the tenth-century Castillo de Montemayor, with a walking trail from Benahavís and views as far as the African coast.

Buying off-plan: how it works

With a villa off-plan or under construction you pay in stages. Usually you first sign a reservation, then a purchase contract with a deposit, and pay the rest on completion at the notary. Under Spanish law, deposits on new builds must be guaranteed by a bank guarantee or an insurance policy for each payment. Always have that checked, together with the building licence and the schedule. We carry out that legal check together with an independent lawyer, so you can sign with peace of mind.
