Who is it for?

Is Monte Mayor right for you?

Ideal if you

  • value privacy, peace and nature more than a walk to the beach
  • want a sea-view villa on a large plot, or want to build your own
  • want security: a gated estate guarded day and night
  • want Marbella, Puerto Banús and Estepona within fifteen to twenty minutes

Less suitable if you

  • want to live without a car: shops and restaurants are down on the coast or in the village
  • want to walk to the beach every day (look at San Pedro de Alcántara)
  • expect a golf course on your doorstep: the Monte Mayor course is closed (look at Marbella Club Golf Resort)

Living in Monte Mayor

Monte Mayor lies in the hills of the Serranía de Ronda, in the municipality of Benahavís, about 7 kilometres from the coast and 2 kilometres from Benahavís village. You drive into an estate of more than 330 hectares with over 23 kilometres of private roads, 54% of which is kept as green space. Three small rivers run through it. From the start the developers set out to protect the landscape, privacy and views, and today that is written into the deeds of every plot and into the Monte Mayor regulations.

You notice the result straight away: no high-rise, no crowds, just villas scattered among oaks and pines, looking over the green valley to the Mediterranean, Gibraltar and, on clear days, the African coast. The estate also has a small Andalusian hamlet, The Village, also called La Heredia: a community of townhouses around little squares and patios. Note that this is a different place from the area La Heredia on the road to Ronda. The rest of Monte Mayor consists of exclusive villas spread across the estate, with views of the sea, the mountains and nature. There is a single entrance, guarded day and night: whoever drives in is seen. The owners' community runs that security, the upkeep of the roads, the lighting and the communal pools. Owners meet every month for drinks and play an annual golf day at Marbella Club.

Our office is right here in Monte Mayor. We live and work here, and we know the streets, the best spots for sun and views, and the homes that never go online.

Nature, the castle and golf

Above the estate stand the remains of the Castillo de Montemayor, a tenth-century fortress at 579 metres. It protected the coast against attacks from the sea and fell to Castile in 1485. The PR-A 165 trail takes you there from Benahavís, with views reaching the African coast. The canyons and footpaths around Benahavís start close by too.

The Monte Mayor Golf & Country Club course opened in 1989 to a design by Pepe Gancedo, but it has been closed since 2011 and no reopening has been announced. Golfers still have a front-row seat here: the prestigious Marbella Club Golf Resort lies next to Monte Mayor, the Villa Padierna courses are close by, and La Quinta and Los Arqueros are a short drive. Benahavís has eleven golf courses.

Prices and property types

Monte Mayor is first and foremost a villa estate. According to Fotocasa, the average asking price in the Montemayor-Marbella Club zone was €5,816 per m² in October 2026, compared with €5,602 for Benahavís as a whole in September (idealista). Because few homes are on the market at once in such a small zone, that average swings a lot from year to year.

In our October 2026 listings, detached villas cost roughly €1.8 million to €8 million. Most modern villas have four to six bedrooms, an infinity pool and terraces over several levels. Townhouses in The Village, the hamlet inside Monte Mayor, start at around €575,000. Plots start at around €400,000 and most measure 2,000 to 5,000 m².

New builds and building your own

There is a lot of new building in Monte Mayor, and it is almost always exclusive luxury villas, off-plan or turnkey. A well-known example is Vitae Villas: five sustainable villas with green roofs, aerothermal energy and an infinity pool, priced from about €3.25 to €4.6 million. In October 2026 two were still available. Several designers also build bespoke villas, and there are off-plan villas for sale with a build time of about two years.

If you want to build yourself, strict rules apply: a plot of at least 2,000 m², building on about 12% of the plot and architecture that fits the landscape. That protects your views and the value of your home. Always check whether the plot is ready to build on and which permit already exists. We help you with the selection and the legal checks, and tell you honestly which projects are worth it.

What to check

Monte Mayor is a place for drivers: the roads wind and climb, and for shopping you drive to Benahavís village or down to the coast. Community fees are usually charged every six months according to your share; ask for the latest statements before you make an offer. Check the orientation of a villa: the best plots face south, with sun and sea views.

In a green mountain municipality, fire prevention is part of looking after your plot: a well-kept garden and a cleared zone around the house are sensible and often compulsory in wooded areas. If you want to rent out, check whether the property has a licence for holiday rentals .
