Benahavís is where the Costa del Sol becomes most private. La Zagaleta is a closed estate with two golf courses, an equestrian club and 24-hour security, and is considered one of the most exclusive places to live in Europe. Idealista recorded an average of €8,159 per m² there in September 2026. Next door is El Madroñal (€8,074), with villas on large plots and sweeping views along the coast to Gibraltar and Africa.

If you would rather live closer to the coast and everyday life, look at Los Flamingos around the Villa Padierna resort, Monte Halcones or the upper parts of La Quinta. There you will find contemporary villas with golf on the doorstep and Puerto Banús about a quarter of an hour away.

Value, costs and what to check

In this segment, privacy, views, plot size and architecture set the price. New architect-designed villas with wellness areas, lifts and home automation are in strong demand, but older villas on a prime plot in La Zagaleta are also bought to rebuild. Always ask for the building and occupation licences, check that every volume is legal, and ask about the estate's annual fees, which are substantial in La Zagaleta.

Think too about how you want to live. The estates sit higher in the hills: quiet and secure, but you will always drive to school, restaurants or the beach.
