Living in Pueblo Nuevo de Guadiaro

Pueblo Nuevo de Guadiaro is one of the villages of San Roque municipality, in the Guadiaro valley, with the village of Guadiaro to the north and Sotogrande to the south. As the name suggests, it is a young village: it grew up in the 1960s around housing built by the Jerez savings bank. Today around 1,400 people live here, and it has become the retail and services centre of the valley. People from all around come here to shop, go to the bank or pharmacy, or simply have a coffee.

Daily life and schools

The big advantage of Pueblo Nuevo is that nearly everything is close. Shops, bars, restaurants and services are in the village itself, and Sotogrande International School, an IB international school, is about seven minutes' drive. The marina and beaches of Sotogrande are around ten minutes away, and the Sotogrande golf courses, including Valderrama and Real Club de Golf Sotogrande, are easy to reach. Santa María Polo Club is nearby too. Exits 130 and 132 of the A-7 put you straight onto the coast road, and several bus lines stop in the village.

Prices and homes

According to idealista, the average asking price in the San Enrique-Guadiaro-Pueblo Nuevo zone was around €2,534 per m² in September 2026, up 12.8% on a year earlier and some 40% below the Sotogrande average (€4,082). Supply consists mainly of apartments and townhouses, complemented by village houses and a few newer complexes on the edge of the village. For families living here year-round, people working in Sotogrande or Gibraltar and investors targeting long-term lets, it is a logical choice.

What to check

Pueblo Nuevo is practical rather than picture-postcard. Many buildings date from the village's early years, so look closely at the condition of the building, the lift and the community fees. Homes on the main road are livelier, those in the side streets quieter. Compare with San Enrique and Guadiaro too, as character can vary a lot within the same price zone. We are happy to walk you through all three villages so you can feel where you would be at home.
