What is Le Monte?

Le Monte is an exclusive collection of 31 luxury villas in the hills of Benahavís, in a gated community designed for those who value tranquillity and peace of mind above all else. Here you have the quiet certainty of living in exactly the right place: surrounded by greenery, with views over the hills, yet just a short drive from the coast, the golf courses and Puerto Banús.

The villas

The villas offer a generous living area of around 346 m², with a total area ranging from approximately 298 to 729 m², depending on the villa you choose. Each villa is built over two main floors plus a basement level, and the top floor gives access to a private rooftop solarium.

As you come in, you step into an entrance hall. To the right is a bedroom with its own bathroom, while to the left the lift and staircase connect the home to the basement and the upper floor. You'll also find a guest WC and an open-plan living area that brings together the kitchen, dining area and lounge, flooded with daylight thanks to large sliding windows that open straight onto the terrace, the private pool and the garden.

Upstairs, the lift or stairs bring you to a central hallway leading to two large bedroom suites, each with its own dressing room, bathroom and covered terrace. The basement offers space for a gym, a games room or a cinema, whichever you prefer. In our listings, the villas have three bedrooms and four and a half bathrooms, with 364 m² built and 174 m² of terraces.

Prices and payment in October 2026

As of 1 November 2026, the Le Monte villas in our portfolio range from €1,650,000 to €2,690,000. On a new build you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, registration and legal fees. On buying costs you can work out the total for your own situation.

The payment schedule on the sales sheet is: €50,000 on reservation, 40% on signing the purchase contract, 20% during construction and 40% on completion. We're happy to send you the available villas and completion dates on request.

Why Benahavís?

Benahavís is the municipality in the hills behind Marbella and Estepona, with a small white village known for its restaurants. Its territory stretches from the coast deep into the mountains and includes some of the most exclusive residential areas in Spain, such as La Zagaleta, Monte Mayor and La Quinta. Benahavís is also a true golfing municipality, with a string of renowned golf courses just a short distance from one another.

Living in Benahavís, you combine peace and quiet, nature and views with being close to the coast. Puerto Banús, San Pedro de Alcántara and Estepona are a short drive away, Marbella is about twenty minutes and Málaga airport about 50 minutes. You'll find international schools in Marbella, San Pedro and Estepona.

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline. We carry out these legal check together with an independent lawyer, and we guide you from the first viewing right through to the handover of the keys, in your own language.
