What is Finca de Jasmine?

Finca de Jasmine is a gated villa estate in the hills of lower Benahavís, in the triangle between Marbella, Estepona and the mountain village of Benahavís. The estate offers peace and quiet, stunning panoramic views and surroundings that embrace nature, with an abundance of olive trees in the communal gardens. The project was launched in 2021 and has been in high demand ever since.

The concept is unique: lock and leave. The community fees cover round-the-clock security, upkeep of the estate's gardens, exclusive use of the clubhouse and full maintenance of your own garden and pool. You lock the door, head off, and when you return, everything has been taken care of.

The villas

The contemporary villas are designed with natural materials and to make the most of the views. There are seven villa types, so there is a layout to suit every need. Each villa has a lush Mediterranean garden and a private pool, with open-plan living spaces that flow seamlessly onto the terrace. Underfloor heating, including in the bathrooms, air conditioning and home automation are all part of the specification.

The sky villas

The sky villas are the latest chapter of Finca de Jasmine. They combine the space of a classic villa with the convenience and security of a luxury apartment. They sit in six boutique buildings, each orientated to make the most of the views: buildings 01 to 05 each have three sky villas, and building 06 has two. Every home takes up one or two entire floors, giving you a sense of space you rarely find in ordinary apartments, along with uninterrupted views. A private lift takes you straight from your own garage into your home.

Every sky villa is finished with high-quality materials and craftsmanship, and owners can choose from a selection of finishes.

Prices and payment in October 2026

As of 1 November 2026, the homes at Finca de Jasmine on offer with us range from €2,400,000 to €2,900,000. With a new build, you pay 10% VAT and 1.2% stamp duty (AJD) on top of the price, plus notary, land registry and legal fees. On buying costs you can work out the total for your own situation.

On reservation you pay €100,000. For the villa, 30% follows on signing the purchase contract and 70% on completion; for the sky villas, 30% on signing the purchase contract, 20% during construction and 50% on completion.

The clubhouse

The clubhouse is exclusively for residents. There is a heated indoor pool, a fully equipped gym, a sauna and a space to work. That way you enjoy the privacy of your own home with the facilities of a boutique resort, all year round.

Why Benahavís?

Benahavís is the municipality in the hills behind Marbella and Estepona, with a small white village known for its restaurants. Its territory stretches from the coast deep into the mountains and includes some of the most exclusive residential areas in Spain, such as La Zagaleta, Monte Mayor and La Quinta. Benahavís is also a true golfing municipality, with a string of renowned golf courses just a short distance from one another.

Living in Benahavís, you combine peace and quiet, nature and views with being close to the coast. Puerto Banús, San Pedro de Alcántara and Estepona are a short drive away, Marbella is about twenty minutes and Málaga airport about 50 minutes. You'll find international schools in Marbella, San Pedro and Estepona.

How a viewing works

Buying off-plan: how it works

With a new build, you first sign a reservation agreement, then a purchase contract with a deposit, and you pay the balance on completion at the notary. Under Spanish law, deposits on new builds must be protected by a bank guarantee or an insurance policy. Always have this checked, along with the building licence and the timeline.
