Benalmádena sits between Torremolinos and Fuengirola and is made up of three very different centres. Benalmádena Costa is the resort area by the sea, with the Puerto Marina, beaches and hotels. Arroyo de la Miel is the Spanish heart, with shops, markets, schools and the train station. Higher up the mountain is Benalmádena Pueblo, a white village with small squares and views over the whole bay. The municipality rises steeply from the coast, so many homes enjoy fine sea views.
It is a place where Spanish families, retirees from northern Europe and young expats working in Málaga live side by side. Parque de la Paloma, a large park with ponds and free-roaming animals close to the sea, is a favourite with families. In summer the coast is busy and lively, and in winter enough stays open that you never feel alone.
The areas of Benalmádena
On the coast are Benalmádena Costa, Torremar, Torrequebrada and Torremuelle, with marina apartments, sea-view complexes and villas on the slopes around Torrequebrada golf course. Arroyo de la Miel is the practical choice for living year-round, with apartments among shops and services. On the hills are Benalmádena Pueblo, La Capellanía and Reserva del Higuerón, with townhouses, villas and newer complexes that often have panoramic sea views.
Prices
According to idealista, the average asking price in Benalmádena was €4,188 per m² in September 2026, 5.1% up on a year earlier. Half a million buys on average around 120 square metres, enough for a two or three-bedroom apartment. Around the marina and on the frontline prices are higher, while Arroyo de la Miel often has more keenly priced apartments. Sea-view villas in Torrequebrada and on the hills are the top segment.
Beaches, leisure and schools
Sandy beaches run the length of the coast, with Puerto Marina as a lively hub full of restaurants and terraces. The cable car takes you to the top of Mount Calamorro, and on the hillside stands the Buddhist Stupa overlooking the sea. Golfers play at Torrequebrada, and the Mijas courses are a short drive away. For families there are The British College of Benalmádena, Colegio Internacional Torrequebrada and a Norwegian school.
Getting around
Benalmádena has stations on the C-1 commuter line, including Arroyo de la Miel, with direct trains to the airport, Málaga and Fuengirola. By car the airport is about twenty to thirty minutes away, depending on the area. Marbella is around forty-five minutes away. If you live high on the hills you will need a car, as the streets are steep.
New build or resale, and who is it for?
On the coast and in Arroyo de la Miel you mainly buy resale apartments. New builds appear mostly on the hills, around Reserva del Higuerón and Torrequebrada, often with sea views and modern finishes. Benalmádena suits investors aiming to let, families who want schools and the airport nearby, and second-home owners who fly back and forth often. If you want a quiet summer or a large villa plot, look further west.
