Benahavís is the villa municipality par excellence: a mountain municipality with eleven golf courses and some of the most exclusive communities in Spain. La Zagaleta is a fully gated estate with two private golf courses, 24-hour security and an equestrian centre. Next to it lies El Madroñal, with large plots and sweeping sea views. Los Flamingos, around Villa Padierna, and Monte Halcones offer contemporary villas close to the coast.
For a family villa or townhouse, look at La Quinta, Los Arqueros, La Alquería and La Reserva de Alcuzcuz: green, quiet and about a quarter of an hour from Puerto Banús and San Pedro. Around the village you will also find characterful houses with gardens and mountain views.
Prices, new build and checks
Benahavís averaged €5,602 per m² in September 2026 (idealista), but the spread is wide. La Zagaleta (€8,159) and El Madroñal (€8,074) are pure villa markets well above average, while townhouses in Los Arqueros or La Alquería offer a much lower entry point. New villas are often sold off-plan in small projects, while resale villas give you more land and a mature garden.
With a hillside villa, check the access road, water supply and urbanisation fees, which can be substantial in gated estates. Also make sure the pool, terraces and outbuildings are legal and registered. Bear in mind that the beach is about 7 km away and you will use the car for almost everything.
