Who is it for?

Is La Alquería right for you?

Ideal if you

  • play golf and want Atalaya as your home club
  • want a villa with a garden close to the coast but away from the bustle
  • have children and want schools and a supermarket a few minutes away
  • want easy access to both Marbella and Estepona

Less suitable if you

  • want an apartment within walking distance of the beach (look at the New Golden Mile instead)
  • expect the full privacy of a guarded estate (El Madroñal or La Zagaleta suit you better)
  • do not want to hear a busy main road and are not considering a home higher up the hill

Living in La Alquería

La Alquería lies in the municipality of Benahavís, just above the coast between San Pedro de Alcántara and Estepona. You enter via the Benahavís road, shortly after it leaves the coast road and before it passes under the AP-7. The area is a residential zone of villas and building plots, roughly 1,000 to over 3,000 m² in size. Some sit on the Atalaya fairways, while other homes look across the greenery to the mountains or the sea. It feels green and spacious, yet you are only minutes from every amenity.

Golf and amenities

Atalaya Golf & Country Club opened in 1968, making it one of the oldest clubs on the coast. It has two 18-hole courses: the Old Course and the New Course, added in 1990, and the clubhouse restaurant is a local favourite. For everyday life there is a supermarket on the Benahavís road, and Atalaya Colegio Internacional and a Montessori school are close by. Benahavís village, known for its restaurants, is about ten minutes away, and the beaches of San Pedro and the New Golden Mile are closer still.

Prices and homes

According to idealista, the average asking price in La Alquería was around €5,177 per m² in September 2026, up 2.2% on a year earlier. That is slightly below the Benahavís average. Supply is mainly detached villas, from classic 1990s Andalusian houses to sleek new builds, plus plots for those who want to build. More and more older villas are being renovated or replaced by modern homes, giving the area a fresh look. Always compare the plot, orientation and view, because those drive the price here.

What to check

Because the area sits between the coast road and the AP-7, you can hear traffic in some spots, while a few streets away it is completely silent. So do go and listen for yourself. Not every street is gated, so ask how security is organised if that matters to you. If you plan a new villa, have someone check beforehand what the plot allows, including building lines and maximum height, so there are no surprises later.
